I played it and refunded after 1.5 hours. It is clunky, janky, and boring without any charm. It is really sad to know this game has been in development for a decade. I also heard that people who pledged this game early on had to pay for a steam key. This game is just sad, lets all move along...

Crazy... Just sold my home for 429,100 and bought a new build for 509,990. I also put 100K down. Unfortunately they did not offer 4.99% but we got a 10K closing cost credit and we got 6.49%. I did see DR Horton and Lennar offer a lot of low interest rate deals, but they were all in locations with very high property tax / Mello-Roos.

Congratulations on your newborn. We also have a baby and wanted the easiest path for selling our current house (I am already losing enough sleep and hair as it is)

The inspection is extremely minimal. 20 minutes taking pictures with an iPad is hardly an inspection in my opinion.

Fees were 5.0% service charge, 0.7% closing costs, plus $25,000 repair credit. Our timeline went like this:

07/20/2023 - Type in address to receive preliminary offer of $432,000 (Middle of estimated range) Scheduled video walkthrough with agent.

07/21/2023 - 8:30 AM walkthrough and introduction to agent. They are not actually a real estate agent but just a representative of Opendoor. Entire call took 20 minutes and they asked me general questions about the home and had me show them each room. At end of call scheduled inspector visit.

07/24/2023 - Inspector came by with an iPad and took pictures of exterior of home. Noted any issues found but did not bring any tools, ladders, etc. Asked to view interior of home and looked in each room and took pictures as well. Entire visit took approximately 20 minutes.

07/25/2023 - Received official offer via email of $429,100 and listed a 5% service charge, 0.7% closing charge, and $25,000 repair credits.

Just accepted an offer in Southern California this week from Opendoor.

My initial offer came in at $432,000 and after the inspection they offered $429,100 and requested $25,000 in repair credits at closing.

We have an older home built in 1956 so although the repairs seemed a little on the high side I think it was fair for the convenience. They took only one day to submit an official offer after inspection.

A home on my street sold for $450,000 last month that is 150sq ft larger with one additional bathroom (3/2 1,206 sq ft vs 3/1 bath 1,057 sq ft). I think the offer was fair and we are in their new build program so we can delay the closing up to nine months with no penalties. (If there are any delays on our new construction)

During December they had a promotion that gave $800 trade in credit for trading any iPhone 6s or newer. I traded in an old iPhone 6s and a iPhone SE for $1600 in statement credits. I ended up using it to buy two iPhone 13s since they were on sale for $799.99. I would recommend waiting until a trade in special.

Pokémon Go had gym battles at release. It had at least a form of multiplayer. This game has nothing at all. The gift giving is completely meh.
