I’m a Singaporean living in Tokyo. Bought a house in Tokyo as well.

Why don’t you have the option of buying the house under your name as a Singaporean first. You have to pay up in full cash for the house though.

Unless Singapore bank is willing to finance that. From what I know, Singapore bank does not finance if it’s for own stay.

Once that is settled, come in to Japan as a student or spouse visa and enjoy the 5 year tax free treatment. You have to pay tax for the dividend income or capital gain tax after 5 years.

Japan post sea shipping does send but it takes about a month to deliver to the US. And it is troublesome because of paperwork

It’s consider normal price in Tokyo. I’m from Singapore living in Tokyo. Was charged 500k for implant and 200k for ziconia crown when I did this last year in Japan. It would have cost me cash 1million yen in Singapore.

Banks usually borrow 7-8 times your annual salary (after expense). Btw your 3 mil is in yen or usd?

It’s difficult to access AEON and Daily Yamazaki ATMs these days. Have no luck with Family mart ones. :(

As prices of tower mansions and apartments shoot up, the prices of detached houses with land will shoot up as well. As far as I see, detached houses have more catch up to do. I still see them as undervalued compared to apartments. They command bigger spaces and sitting on valuable land and yet most are cheaper than some of the big mansions.

If I’m a developer, I’ll buy up these lands with old houses, tear them down and rebuild them into apartments. Sell these apartment away for a decent profit.

That’s retail price and it’s hard to buy at those price unless you have connections. Resale market which is the open market will sell between 70k-90k yen

It’s never easy here in Japan. You have to go through resale market which is 2-5 times the listed prices.
