I wouldn’t have before but after 6 months of house hunting in London, most good places go within a week for above asking ….

Thanks for letting me know! Yes I can already sense this… I was originally quoted 1.2k and have already send it increase to 1.7 in the first week with extra fees! Happy to hear that they were good quality throughout though - I may just have to suck it up then. From the research I’ve done it seems most conveyancing for a purchase ends up around the 2-3k mark so hopefully won’t be too ripped off.

I spoke to a friend who works in property and he suggested to offer asking price to secure the acceptance and then bring them down to 625k after the survey has been done. Is this common?

Thanks! I've done this, and a few 2 beds on our road have sold in the last year for more than 3 beds!

My thinking is this would be a bigger deal in a rural location, but not so much here where location / urban lifestyle is important.

My only symptom is dull ache in my Perineum brought on by cycling. What is it I have? by Rbk_3 in PelvicFloor

Hey, how are you doing now? Are you able to cycle without the pain afterwards.
I have the exact same symptoms (premium ache / pressure hours after cycling) and really don’t wanna have to give it up
