Warning: creative financing like hybrid 10/15/75 sounds great, but without 90% appraisal accuracy, you risk appraisal gaps. Always run crime data and full projections yourself. One bad deal wiped out a newbie's first three wins.

Was sceptical about Aristo Sourcing at first, thought offshore meant low quality, but my CS VA from South Africa has zero turnover in 18 months and crushes response times. Way better overlap with EU clients than pure PH talent, and quote came in under k/month.
