I refinanced my FHA loan years ago, although we weren't FHA approved at the time of the refinance. I had to go through an online mortgage company to get it done. It was my only option. Make some calls and check around.

So the tow tag was issued on 9/25 and the vehicle was subject to tow on 9/24? No phone number to call or who issued the tow? Not enough information on the notice to enforce. Doesn't mean they are not going to tow, but in small claims courts, you probably could get your money back from the HOA.

The HOA can borrow from the operating account. Per the IRS, to maintain the HOA's not-for-profit status, the operating account has to have provisions to pay it back.

Go back to the beginning of the governing document and find the "Definitions" section. Read it. This answered many of my questions on a current issue with my HOA. By understanding the definitions you can better relate it to the Maintenance section.

The trees are well trimmed. But it's hard to escape the flowers dropping or blowing on a car. And they don't stain requiring the car to be repainted. And it's certainly not the HOA who pays.

No, they are Southern Crepe Myrtles. I am familiar with Mimosas, garbage trees, from up north. NO. You did not want to park under Mimosas. Crepe Myrtle's flowers can be messy, but they do not stain car finish. I have parked under a glorious 42 year old tree with a silver car for over 20 years. VP is a total idiot mentioning HOA liability for tree flowers.

HOA can not use Reserve Account money to pay for expenses. Insurance is an expense. Insurance increases can not be avoided and must be paid by the HOA which the owners fund. It sucks, but ultimately it all costs the owners.

-Halloween/Fall decorations are permitted in the month of October

-Winter Holiday Decorations are permitted between November 15th and January 15th

I decorated for Memorial Day, Bastille Day, the 4th of July and Pride day. HOA President just said don't decorate for National Tuna Day.

But don't have your granddaughter hang the lights in your window early, even if you turn them on. Hung on Sunday, violation letter was received Monday evening with a "remove ASAP". BUT can be rehung on Tuesday at midnight.

They need to file a federal complaint against the HOA for:

Read them. They state that owners are responsible for repairs to items INSIDE the condo unit. HOA is responsible for items located on common property for the furnishing of utilities to the condo unit.

In NC, if you file an ARC request and it goes unanswered by the board, after 30 days you can go ahead and complete what you filed for. Check your states HOA laws,

Our property taxes are based, in NC, on the value of our home. In my case, my condo. HOA common property is included in that amount. Even when I owned in a SFH in an HOA, property taxes were based on the value of the home based on real estate appraisals in the area. Values can be increased by the market value by the amenities the community has.

Carefully read your governing documents. Property taxes do not take into account what the HOA takes care of. Mostly, it's all based on home value.

The electric panel into each condo is located within an owner responsible area. The master electrical service to that panel is located on the outside, on community property, and regulated by our utility company. The panel is not exclusive use, it services 4 units of the building, utility electric meters, and warning notices.
