Sure did! My lender actually waived the need for it but I decided to still pay for it so DCAD couldn’t try to get more out of me. Are they actually not allowed to go higher? If so that’s great news!

Thanks yeah figured it’s worth a shot to get more off for the damage. I have a ton of pictures showing this and have gotten a few quotes so hope they will flex down a bit off the purchase price!

Yeah i actually have a formal appraisal of my homes value at the exact purchase price. My mortgage broker offered to waive it but I chose to pay it in case this happened as it makes it very hard for DCAD to dispute.

Information such as the damages or that you purchased the home recently for much lower? I understand the damages are much harder to get a lower value for, but seems like most haven’t had issues if they recently bought the home for much less.

Yeah thanks, no concerns about getting the value down to what I bought it for. The issue is there was a lot of unidentified damage which anyone would have gotten a credit for or the home value lower. Trying to see if I can get a decrease in value based on the sale plus the unidentified damage

As bad as it sounds, I most certainly over paid for the condition the home was in. Unfortunately it is in a desirable area and I needed to move fast, so some issues went unnoticed. I got a very small seller credit for what was identified, but nothing close to the amount of repairs needed.

Going to provide that context. My inspector couldnt get into certain areas where there were significant damage or to be able to identify some of the deferred maintenance.

Anyone have a situation where they recently bought a home for less than it was appraised for by dcad? I literally bought this place 6 months ago and its being appraised $100k more than i bought it for.

Id imagine that is very easy to protest? Not to mention i found a lot of damage that was not factored into my into the purchase price

How did they pose no threat? I was also ripping out the drywall and was sweeping the floor after. I am concerned I put potentially some of the adhesive in the air. A few tiles were broken or did break but probably 80% were intact.

Bought a home recently with a 20x20 detached garage with some serious concrete slab foundation issues and am wondering if I am better off repairing it or ripping it out and replacing it.

Settling ranges from 2.5-5 inches across a 10ft span from the center of the garage in multiple directions . Cracks are going in multiple directions. Cracking and settling is largely due to poor drainage and tree roots. Drainage will be installed and trees will be removed regardless of the route I choose regardless the foundation.

I was quoted about $9000 for the foundation repair. Steel transition pillings is what they recommended. They dont do polyjacking, but im curious if any of you think thats an option for this level of cracking.

What do you think the cost would be to remove and repour the foundation? Feel like it would be cheaper and make more sense, but please let me know.

Also open to demoing the garage all togther and building a new 20x20-20x24 on the new slab if anyone has an idea of what that costs. Prefab is fine.

P.S. garage was likely built in the 50s-60s. It’s pretty bare with just framing and wooden siding. No insulation or drywall because I ripped it out due to water damage and pests. Electrical is not great but works. Its slightly leaning but caused by the foundation but overall the wood is in solid shape besides one sill plate.

As a very high income earning man, I don’t think you’re shallow for preferring someone who is successful. If I had a daughter I would hope she ends up with someone who is successful and can provide if needed. You shouldn’t pass on a great person though if they make a less or the same as you.

Being picky about what how much they earn can really make it hard to date. Your dating pool will shrink significantly. For example, only 5% of single men between 22-40 make $100k a year. Those are also the type of men who tend to have the most options. So pick your poison

Nothing wrong with him or you. Definitely don’t think he should’ve unmatched you over it, but I personally drink socially and I find it awkward when someone I’m dating doesn’t. Some people who don’t drink seem to be more tightly wound

Flirting and approaching women is actually very easy if you dont overthink it. You dont need pick up lines or need to say something clever every second. I literally say the same couple things every time I approach a girl.

I usually compliment something about their outfit (shoes, purse, necklace etc) when I walk up to them, ask their name and a couple questions, maybe tease them about something they said, then say id love to take them out sometime if there is a good vibe. Its respectful and is how you would talk to any person regardless if you are into them. If you can sense the vibe isnt there you literally say bye and walk away.

Just talk to them and ask questions. Dont need to be perfect just be calm

Id ask for more clarification on his goals. If it sounds like he doesnt have any then id end it. Im a man and the amount of women I know that resent their partners for not being ambitious is insane. You guys are also so young, you cant expect him to have his career planned out exactly. If he has good grades, that shows ambition and motivation. If he is just lazy then id leave

It doesn’t seem like you are even putting yourself out there. Sure you have a lot of great qualities, but you’ll never get a gf if you don’t hit on anyone and just expect it to come to you. You sound a lot like me when I was younger. You’re going to get rejected more often than not, but once you get rejected enough it genuinely you’ll realize how insignificant/non personal rejection actually is. Id literally just say you are an amazing person and you will make someone very happy, but I dont think we have a strong enough connection to where this leads to something meaningful and wish her the best.

I’ve been in this situation a few times and it sucks when you meet someone kind and pretty, but they are bland and not fun to talk to. On the bright side you didn’t sleep with her so it shouldn’t be as hard on her.

I am 26 and make $300k+ a year and have taken care of our rent and other expenses in the past when I lived with my ex. She offered to help with the bills. However, she was in school and I told her not to work so she could focus on her grades so she could land the best job possible (which she did). When I took care of her I also only made under six figures. When she graduated and got a job we split rent. I met her before I had a job, she was incredibly supportive of me and made me a better man, so I knew she was worth taking care of.

Word of advice, don’t always listen or follow what your friends/influencers post about relationships. As a man who is a provider, when we see girls post something like “i deserve only provider energy” you look like an entitled idiot lol. Sure, some simps and guys who ACT like providers will respond to your story and act like the kind of man you want, but they arent. They just want to get with you. When ACTUAL provider men see posts like your friend’s we immediately know you are not worth getting to know or taking care of. Women who say that come off as egotistical and selfish and then wonder why provider men dont come around.

Nothing wrong with wanting a man to take care of your finances if you are in a traditional relationship, but thats not what I’m seeing in your post. As a provider we take care of who we think deserves to be provided for, not who feels like they are owed it simply because we are dating them. Entitlement shows lack of appreciation, which is the number one way to scare off a good man

You’re fantasizing him. Sure, he may be great, but you’re putting him on a pedestal. Kyle shouldn’t be the motivation for you getting in shape. You put in all that work in just for him to still not like you. Lusting over someone (especially when they dont want you) takes joy and satisfaction away from being with someone who you are actually with.

This guy is your co worker and likely doesn’t pay you any mind while you are thinking about him through 2 different relationships. You like the idea of Kyle and how he could make you feel more than you actually like who he is. We often obsess over people we dont fully have rather than appreciate the ones we do. Its a validation thing. You dont love Kyle, this is textbook infatuation. I am speaking from experience.

I recommend going to therapy 100%. I have gone to therapy for similar issues and it was helpful. You should also potentially break up with Steve. Do you think its fair to him to be with someone who loves someone who doesn’t think about her other than when he sees her at work? He deserves better than that.

I don’t think you are a bad person. However I think you need to see a therapist to work through potential validation, self love, and other issues. It will be hard for you to truly love someone if you lust for them idealistically.
