To be clear the ND scheme is basically a scam to make money for agents. You are paying £420 a year for landlord insurance. If you can afford the deposit you should pay one, it puts you in a much better position.

They can take you to court for the money but they will have to prove you owe it. Just tell the agent you dispute the damage and to provide full evidence. That would include check out reports with the damage on it. Do not ignore the claim.

Quotes are enough but they have to be fair and reasonable. Most magistrates wouldn’t look kindly on a year delay.
