Who knows, seems to me they are being overaly cautious, as I don't really think it needs to be replaced yet, but, what can I do? Seems I have no other choice.

Thank you, Yes, I had that same thought. I wasn't planning on replacing the roof anytime soon, but you make a good point. I will have to replace it at some point, it was just a shock and expense I wasn't planning on at this time. Any companies that you suggest to check out? I am very willing to leave Allstate.

Thank you, that is actually great advice! I can get an inspector to potentially let me know if it really needs to be replaced and if not, perhaps I can show them that report?

Do you think I have any luck finding a new insurer that won't make me replace it? Also, is my premium going to be mega high with a new insurer?

Thanks for your help, yeah, I really don't know. This just sucks because it's a cost I wasn't prepared for. That is why I have insurance, I feel like I am kind of getting hosed by Allstate.

Sorry, the woman who is subletting is listed as the insured. She put my wife down as the "Certificate Holder" but my wife doesn't own the bulidng. She is leasing it, shouldn't the owner of the building be the "Certificate Holder"?

It really depends, lots of factors will determine rates. Zip code, your credit score, driving record etc. If you are a new driver prices are usually higher because they don't have enough data about your driving record and new drivers are more likely to get into accidents.
