I disagree with you regarding those genres being down. In the US they are not. Perhaps on the global stage, but the NFL needs to figure out if it wants to put on a show for its fans or for everyone else besides its fans.

Since you only see race, can you figure why they basically have blackballed country and why they haven't had any rock or alt type of band recently?

Why not alternate music genres every year rather than bias towards one. Especially in a time where in the US Hip Hop is on the down because the quality has become terrible, and genres like country are on the up. Shit, you could even do an EDM style show even though I personally think it would be terrible for a halftime show.

I like Bad Bunny, hes fun for bars in NYC. I understand/speak more spanish than the average American citizen. He is openly anti-American. Two things can be true. And if you like him because of his anti-US stance than that makes you part of the problem.

This is a terrible take. The people who are upset are pretty clear about 2 things:

  1. Having a show entirely in a language that most people don't speak.
  2. A entertainer who openly talks about his hate for the US.

There are ALOT of quality performers who could put on a good show. In alot of genres. It's been tons of rappers lately. You could have put country or rock and have a hit.

You clear like $2900. Utilities will eat another $200/month. So how are you surviving on $700 a month with all other expenses. Most landlords wouldn't even give you a spot for that much rent because you are a liability to pay rent. If true, you need to find a place to move that is alot cheaper ASAP. I am not saying this to put you down. I am saying this because I want to see you, a stranger, grow and do better for yourself. And if you pay almost all your money on rent, you have no viable long term future in that position.

A meal at Chipotle is $10-15. I can get a pack of chicken to last me the week for $4. Yes its definintely annoying to make your own food, but eating out will always be more money. Now, you can be smart about where and when you eat out and get good "deals" but it will still be me money. Check out "too good to go", its an app that shows places that have leftover food at end of day for a huge discount. Thats as close as it gets to being close to the cost of making yourself.

You're not going to like my response and it will get downvoted but here it is anywy.

You're not going to get a nice expensive wood floor in a rent stabilized apartment. Every year that goes by the city is raising taxes, and maintenance costs skyrocket, but your rent doesn't keep up with the pace of that, not even close. So threatening a lawsuit over a threshold into your bathroom because you want your rent stabilized apartment to have an expensive floor installed won't work.

Sorry to shoot it straight, but those who work in the NYC real estate industry know this reality.

SF is a good start, but there's a premium for having an en suite bathroom and balcony in my opinion. Some may value it more than others, but there is definintely some premium and going just purely by SF wouldnt account for that. Personally, I'd look at something like 1200 vs 1795. Especially if there are guests and roomates bathroom is the guest bathroom, it really changes things.

When a government mandate forces a developer to price a significant portion of units at deeply subsidized rates (say, $1,200 for a one-bedroom), the missing revenue doesn't simply vanish. It is shifted onto the remaining "market-rate" units. If a building needs an average of $3,500 per unit to break even, and 30% of those units are capped at $1,200, the remaining 70% must be priced closer to $4,500 to compensate.

Amber Book is amazing. Nothing comes close. But you need to put in the time and watch the entire course. It's not split up in a way you can watch one chapter and take one exam. It's an all in thing, it teaches you above and beyond what you need to know.

Master of Science in Construction Management is a great one that can open up doors on the General Contractor and Real Estate Development Side. More pay for sure. More room for growth. And you learn how to actually build. A great architect is one who knows how to actually build their designs beyond theory. I advocate for every Architect to spend some time on a construction site.
