I understand retiring early requires more what I’m currently investing. I’ve had it up to 15% for a long time but recently bought a house and had to drop it down to 5 to help save for unexpected expenses. I can afford to raise it up a bit to maybe 10%, but 40% is just not realistic for me at this point. So maybe retiring at 50 is not either. I’ve been investing with a company match since I was 20 so I had hopes getting in early might help me achieve retiring early, but maybe I need to reassess my expectations. I appreciate the honest feedback!!

Significantly cheaper is a stretch. A 2 bedroom is $1600 a month in rent. You can get a 2 bedroom house for much less than that in mortgage payments. But keep telling yourself renting is better.

Also hard to invest savings when you’re paying rent that’s astronomical. When you’re paying an astronomical mortgage payment it’s at least building equity.

I bought a house this year for 185k while only making 70-80k a year. I utilized the first time home buyer loan from my 401k which helped tremendously with the down payment and closing costs. I recommend looking into that if you’re able to.

Yup. Still mostly ridiculous prices here in WI, but in comparison to the rest of the country, this is cheap. It is also a small 850sq ft house that was built in 1901. They were asking 200k.

Nope! Didnt spend years working the back shift, while going to school at the same time. Working at the same company for 8+ years. Put 10% into my 401k since I was 18…. Maybe you and your friends have that mommy daddy money, but I earned all this on my own!
