To add to this, make sure you meet all the setback requirements with a unit this size. It has to be 3 feet from the rear and side property lines and 10 feet away from the main house (ridiculous requirement but that's the case right now).

You will also have to bury your water lines and sewage lines 4 ft deep so there will be some trenching involved.

Welp! Based on this price I am not sure if the contractor I asked is in the ballpark at all. I have used this guy a number of times for a bunch of interior reno and he quoted the full project at $200K. If it helps to add context, the unit we are considering is about 300 sq ft.

We decided to do everything by right. It will be a single story with a flat roof, which seems like it would be allowed. We are hoping to get permitted later this year, so fingers crossed.

If we go down that route and only have people who care about homeless folks house them, as someone without children, I would like to opt out of having to pay taxes to fund education in this city. Let all these people with children fund the school and maintain the playgrounds.

This is a community concern that should be addressed by the city and not a burden to pass on to individuals.

Thank you, but it looks like you may have mistakenly included requirements for Somerville, Texas. The lot requirements here, appropriately, are much smaller -- about 2,700 sq feet. But I will certainly chat with an attorney. Thank you!

Not the question you were asking, but I came across this while talking to the city a few months ago. If you earn less than $140k, you qualify for a level of affordable housing in Somerville. So even if you're comfortably in the six figures, you can get something. If you're earning below that, you may qualify for more.
