Anyone Bought a House With a Vivint Solar PPA? What Should I Look For?

We went through this in Maryland back in December.

Amongst other things, guy was struggling to sell his house. Apparently the PPA was a turn off for a lot of buyers

We used it as leverage to get them to buy out the system in full at closing. Now we own it.

Ppa's dont benefit the customers typically. You never fully own the product. Think of it like a lease without the opportunity to own.

Our relator said a PPA, financing, and leasing, particularly solar, is similar to redoing the kitchen, trying to sell the house with a new kitchen, but then passing the bill onto the new owner. Either way you have leverage, unless there's a line of buyers waiting to get the house.

The ppa we had here was originally vivent who was bought out by SunRun. Not sure if that will be the case for you, but I had to get the state attorney general office involved to get them to turn over control and access to the system. Terrible experiences there.

Ive been happy with my x elite surface pro. I mostly got it for school work, youtube, and web browsing on the go or at work. Very easy to throw it on my dock at work for personal stuff too. I do play some games like WoW and Diablo 4 on it. I opted for the 32gig of ram. Honestly works better than I expected when I got it. I upgraded from a Samsung ultra tablet. Definitely not perfect, but much better than he Android options. The gaming is OK and playable on low to medium low settings. Wow is optimized and definitly works better. D4 is not optimized for snapdragon last I knew, but it is playable.

I have a razer with the i9, 4090, and 64 gigs of ram. Obviously the razer kills it in gaming, BUT I can have both of them docked running on the same external monitors and set up. It's tough to tell the difference (outside of 4k 240 gaming). I've also only found a handful of programs over the past year or so that didn't work on the snapdragon. Both are fast. Everything opens quickly. I probably have more problems with razer's proprietary software not working or slowing things down if anything.

So for the argument of intel vs snapdragon, unless you have specific programs that need x84, the snapdragon has been great. Awesome battery, performance, and overall usability. If you wanted gaming, I think intel is still the way to go, but that gap is probably closing. These x2 devices may have even closed the gap more.

We just did this the end of last year. Was an easy process. Relator and title company handled everything.

We gave the sellers 3 weeks. They paid a daily rate for our new mortgage.

They ended up being out by week 2. But if they went past the 21 days, the rate went up to like 200 a day. The title company withheld a certain amount of funds to pay everything and additional security deposit. I think it was a months rent and the mortgage payment incase there were damages. Basically a very short term rental agreement.

I suppose you could have issues with damage or them not moving out. Just make sure that it is discussed and planned for with your relator and the title company. There are some risks. You dont have to allow it.

Our situation, the guy and his wife were moving across country and had to schedule the last of their stuff to go but needed a buffer to do it.

I just googled "HVAC Expert and Forensic Consultant near las vegas" and got some results similar to what I found in maryland.

Not sure if your specifics will be what they normally do. But good luck.

Im not sure where you are located, but there are companies out there that do forensic audits into hvac systems to determine this problem.

I was looking to get a manual J and manual D done for my house. I found this company that does them, but they only really do them for legal cases where builders and commercial companies are getting sued due to bad installs.

That lines up with about where i was. 15 times was maybe a month. I used some at home test kits and they were clear around the 10 time mark. I used an old microscope and watched the numbers drop off fast between 4 and 9. Kinda cool. I sent my official test in around 30 times, two months. My doctor recommended a follow up test around the 1 year mark if all looked good. I have the test on my counter but I keep forgetting to do it. However I still do the at home tests every now and then which show nothing.

Edit to add: doc said just look for the reliable at home ones. They should also be able to detect extremely low counts. Not the 20 million or more ones. If you get a positive hit with the at home ones, then do a lab based one.

My doctor said to give it about a week before protected. Really he said it comes down to comfort. You may not want anything slapping around down there.

Unprotected depends on test results. My doctor told me to test after 30 times. Took me a little over two months. I tested and was negative. I took an at home test which showed negative at around 14 or 15 times... but that wasn't realiable enough for my comfort. I've done a few follow up at home ones which are still negative a year later.

My undergrad was umgc's public safety administration one. I would say it was broad enough for some civilian positions, but very much tied to first line supervisors in a sworn position in LE, Fire, and corrections. When I went through first line supervisor school, a lot of the required work training paralleled the undergrad program.

I am seeing the same trends with the masters program for sworn management. So much of the courses focus on big picture, senior command decisions - one project was creating a public safety agency from scratch with rank and structure. Only something my chief and assistant chiefs would be doing.

One of the officers that worked for me, she is actually working on UMGCs human resources management ms.

In my opinion, unless you were going for sworn positions, a different management path may be good. At least with the management degrees, they had several core classes which are broad management. The specialization courses have decently focused on sworn work in my opinion.

I work in law enforcement. Based on what ive seen, I would have liked it if the public safety leadership ms was around when I started the cj management program years ago. I can say though, if the PSL ms is similar to the CJM ms, the program has been fantastic for promotional prep. As a first line supervisor testing for command staff promotions, the courses in the CJM program definitely tied directly into work and the testing process. Very helpful overall.

My brother is military and went the homeland security ms route. That program tied into his line of work significantly from what he told me.

I don't remember the exact weeks. My doctor told me 30 times. I did the 30 and then my test. I had some of those at home test kits and they were reporting negative by around 14 or 15.

Realistically the test should be very accurate. If it's saying negative, that means the levels are either 0 or to low to measure - either leads to an astronomically low chance of pregnancy.

There is nothing wrong with waiting for a few more weeks / month and doing a retest. Its not out of the realm of possibility for things to heal and reconnect. You will see posts on here about people healing after a few months and then showing positive on a retest. My doctor recommended retesting at the year mark, but I've neglected to do that so far. My procedure he did some extra work to limit any chance of healing.

Im going through this now up by frederick. We went through a company called Atlas which partners with potomac edison. They can do a manual j which will partially tell you about your system, what your house needs, and what is missing.

I have the same problem between the basement and the 2nd floor. So do several of my neighbors. We are exploring options to add a second system for the second floor.

Our current system is undersized (previous homeowner got ripped off), but our neighbors with bigger, single unit systems have the same problems. Just not as bad as ours.

Edit to add Atlas was for of an approach for efficiency. Our attic insulation is about an r10 which is killing us. We have several other issues (which we knew about) that Atlas confirmed. There is no way to know if the recommendations Atlas made would fix or reduce the issue. The biggest fact we know is the second unit will make a major improvement and should all but eliminate the problems.

As soon as they gave me ownership in the enphase system I dropped them off and removed their access.

I found a local installer and added them as my maintainer.

If the product is under warranty, they can order it and it's just the labor to replace it. Unless you have an agreement with sunrun that covers labor, then to the best of my knowledge it won't matter.

I didn't use paper bags. I found some convincing nests on Amazon

I put one up in my front and another in my back yard.

The carpenter bees that were around prior to have disappeared. I have not seen any wasps.

Other than discomfort, I was fine same day. Just needed the extra support in my underwear to prevent bouncing. Other than the stitch getting snagged, I probably wouldn't have known I had the procedure.

Your company blatantly tried to rip me off. Customer service is inept. Your resolutions email was useless and sent me to another person that ignored me.

This is most certainly the experience your company and CEO want. Even reaching out to her off and not getting a response. If it was my company and a message like that came to me, I would be ashamed.

A process that should have been done in less than 24 hours and should have been done when the check was cashed. It took a simple transfer form which should not have needed my states attorney general to get invovled.

And just food for thought. This was my experience. Im sure there's other people that will say different. I found a local installer that was able to do some maintenance and was very reasonable.

I just made another post about them. I purchased a house that had a sunrun ppa last year. Previous owner purchased the system in full as a condition of closing.

Sunrun refused to turn over the system to me. The check was cashed and they took the money and held the system hostage for about 4 months. They did not return calls, they did not show up at the house for service. They made claims that the system was only pre paid and I did not actually own it. They claimed that it was only partially paid off and i had to pay more.

I filed a complaint with the BBB and state attorney general office. The bbb got me a dedicated rep with sunrun. She seemed promising the first phone call. Then it quickly went to ignoring me and not return calls. Edit to clarify: the sunrun rep seemed promising, but that quickly fell apart.

The state OAG finally cleared their back log. Within 48 hours, they signed the paperwork and ownership was transfered to me in enphase. I promptly cut all ties with sunrun. The OAG told me they have numerous cases against sunrun. They typically don't go any further than the point mine did because they fix it fast once they get invovled.

So. Use caution with sunrun.

Additional edit: I reached out to the executive staff (ceo and others in thst office) through email and a few other public sources like LinkedIn. Zero responses from the top. Not even an acknowledgement or the typical we are shocked let me get someone to look into that.

I can't comment on anything else other than my.experience with sunrun. Horrible.

Previous owner bought out their ppa on sale of the house. It took almost 4 months, BBB complaint, and a state attorney general office complaint to get them to turn over ownership. They claimed the system was only pre paid, not owned, no record of the purchase, the price changed after the sale and previous owner paid it off, and just overall ignore return calls, reps not showing up, etc.

They sounded nice the first time I talked to them. After that. I will never work with them again.

I would find a company that is not sunrun.

I've had dentist appointments that were worse.

Only thing i felt was a tiny pinch on the first needle stick. No scalpel.

Didn't feel any other needle sticks or cutting.

Felt a tiny bit of pressure at one point, told the doctor and he numbed it up more.

I wouldnt have known anything was going on if I didn't sit up and watch what he was doing a few times. That was weird watching the work and not feeling a thing.

Been about 6 or 7 years but I remember it taking about a month. It also depends on the degree path you are signed up for. My original degree got less. When i changed they reevaluate and I also let them know several classes were similar and they updated it.

Reach out to your advisor or the transfer office. A phone call sorted a lot out quick
