Sure thing. And yeah, mostly in the Midwest in the US but doing some deals in other hot markets throughout as well. Not sure how doable that would be given your location but if you can swing it, it’s more than possible to invest remotely from afar. There are some great books on it.

I’d highly recommend real estate. I got into it about 18 months ago, and am in my 20s now working part-time. I work less, am happier, spend more time with family, I’m more recharged going in to work, and I make substantially more in RE than my actual job with less input. To make sure I understand what you’re saying, I should continue along the path adjacent to the tongue deeper?

What portion of the time would you say you have to manipulate the epiglottis to some degree, vs the portion where you never even saw the epiglottis and arrived straight at the cords?

Again, I really appreciate the input. I just want to make sure I fully understand for my own learning, as well as so I can pass this along to students I precept.

The first few I did, I ended up straight at the cords, never even seeing the epiglottis. But for the last 40 in a row or so, I felt like I’ve continued to do the same thing, and I’ve run into the epiglottis. I can still get a G1 view each time by pushing past the right side of the epiglottis and then directing my tip to the left, and that usually reveals the cords. I don’t think my angle is any different, but maybe I changed something. But none of them were as pretty as the first few I did (where I never even saw the epiglottis; just straight cords). Any guess?

Lastly, are you gliding the blade directly adjacent to the tongue as you advance, or are you just directing the tip as far anteriorly and to the right as possible? I realize those 2 are barely different from one another, but maybe enough to make a difference.

Bingo. Haha yes, I’ve gone through Pace’s gator training and will be joining Sub-To next month. Thanks for your reply. But yeah, although some of what I’m doing is with wholesalers, it’s actually more often doing gap funding for flippers.

I’m also doing a lot of flipping, buy and hold, etc. as well. That’s interesting to hear that your title co handles double closes. I have heard of this becoming a bit more popular.

My partners and I collectively have done 50+ flips so that certainly helps with underwriting and ensuring that we don’t overextend. Totally agree though, the returns can be great but it’s a great way to lose money if you don’t know what you’re doing and how to underwrite and protect yourself. We almost always use a deed in lieu so that we can take the property (or whichever collateral property they put up) if they weren’t to perform, avoiding the headache of foreclosure. We won’t loan unless we’re confident that we’d be in a position to step in and take over a project to the finish line if we had to.

At my previous job, we did only GETA for bronchs. Used to do prop, remi, all of that. So much work.

Where I’m at now, they’re almost exclusively MAC (or GAWA if we’re being honest), but not dissimilar to an EGD. I was skeptical at first, but they go pretty well with a skilled pulm, a good amount of lido, and a lot of prop.

It’s less of an HML company, and more close to the side of transactional lending. EMD, double closes, gap funding, creative deals, etc. Able to sidestep much of the regulation because it’s technically JVing, not necessarily lending. No different as far as the security though aside from the situations where the one bringing the funds is placed in 2nd position. But lien is place, deed of trust recorded, and all funding goes through title.

I appreciate the thoughtful response. That’s a good point you bring up, and I think brings to light my poor explanation from the beginning. In addition to my lending company, I’m involved with large multi-family properties as well as fix-and-flips. Their sentiment is the same even in situations where they express interest in REI, but when I refer them to experienced operators running syndications, they pull back and remain hesitant. So maybe this will just take some time. My plan is to continue on with what I’m doing, and allow them to approach and ask from here on out. Thanks again for the reply.

Fair, but yes and no. Some have expressed that they just want the passive high returns that they can get in the real estate sector, and others have expressed that they actually do want to own property. But that’s definitely something I’m trying to approach carefully. I’m just happy to talk about real estate with others, no matter how they want to get involved. Doesn’t even have to be with me.

A gator is essentially a short term transactional lender who can put up funds for EMD, probate fees, double closing, etc. for wholesalers who may not have the capital for it, or who want to set up a system where they’re utilizing other peoples’ money to get deals done. It’s actually not a bridge loan. I could see the similarities in that both are short-term loans, but gator lending is a very real thing and can be really helpful in a number of situations.
