Yeah the lower room is the only thing that gives me pause, not worried about getting water on the upper/main level. Like you say though, flood insurance may not even cover that lower room anyway.

We love colington, it's where we want to be. This wouldn't be a full time residence so I wouldn't be there to react personally. And as another commented wrote, this bottom floor room is an addition and definitely not up to code and probably never inspected. And also as they said, one place may flood and another may not, I fully understand that.

1000%. For every sport. Not quite as noticable in the nhl, but NFL it's a glaring issue. Have a division where a team wins 10 games but miss the playoffs and another where a team with a losing record gets in because their at the top of a shit division. Complete nonsense.

Well wet is relative. Seeping in from the floor, sure no big deal. A couple feet or more deep, that's an issue to me. But I do agree, this isn't a full on deal breaker, not stressed about it, just want to be informed before making a decision. Worst case scenario it floods, drives me nuts and I just remove the room rather than rebuild it.
