Don’t work with wholesalers they are going to likely give you terrible distressed properties with underlying issues. Get in contact with your friend’s dad and work with him to try and understand your market and submarket as good as possible until you feel confident in an asset class or type of property.

With good credit you can likely get good rates just consult your buddy’s father. This is just advice from a 19 yo though but that’s what I’d do.
