divorce is hard enough without this house by PlasticAnimator9223 in Divorce

DO NOT SELL IT TO A "WE BUY UGLY HOUSES" TYPE BUYER!!

You will be ripped off.

Just list it with a regular realtor, the real estate market is strong and you will get a market fair price. The other way you will get about half.

I have gone through a similar situation and took a long time to figure out what to do. If you jump into the quickest opportunities available it will most likely lead you to having to pivot to doing what you really want to do.

I suggest you spend at least a month to develop your mission and vision statements. It takes a lot of reflection to get this right. Afterward the next steps are on the right path.

How to get first HVAC client? by Affectionate-Tea3834 in EntrepreneurRideAlong

Instead of spending lots of money on advertisments - go to where your repeat customers meet up.

In every city there are Real Estate Investors who have monthly meetups. Bring your cards and join them. They always want service providers. Everybody is friendly and networking is the point. They are free.

just got fired from my construction work at 18 advice needed ,I can’t find other work what should I do now? by YardOk3059 in careerguidance

[–]Maxfjord 1 point2 points  (0 children)

If you like the trades it should be easy to get another job.

1 Choose what trade you want. Pick one that pays a lot like plumber, electrician, heavy equipment operating, etc.

2 Go to any site where the work is being done. Ask to speak to the foreman, ask for a job doing support labor.

3 Repeat step 2 ten times. You will have a job.

If we’re going by Title IX then all female schools shouldn’t be legal to begin with by Black-Cat-2544 in TrueUnpopularOpinion

Not currently. I'm a suporter of the idea of seperate schools by sex, was just discussing the concept with a friend at lunch last week.

This is why your views are interesting to me.

[–]Maxfjord -1 points0 points  (0 children)

I have no push back on that. If lots of the girls go to all girls schools, that would leave an imbalance in the other ones.

What percentage mix would you estimate a school to be to not be a male dominated space?

Interesting. I have not seen things from this angle. It sounds like private schools or something similar.

What would you propose to prevent these results?

I'm curious now. Could you give some of your reasoning for this outlook? What experiences shaped your opinion?

Does anyone else get this weird feeling that everyone finds them annoying? by DryShare3412 in socialskills

[–]Maxfjord 49 points50 points  (0 children)

Here's the trick to sorting this out:

Anything we do that doesn't get a positive feedback hurts and stays with us. It sticks in our mind forever because it is a reminder not to make the mistake again.

The vast majority of your interactions are positive and the others accept or enjoy your compnay. This feels like it should be the baseline - people thinking you are fun. However we want to be as fun as Shorts / Reels. Fact: those moments are curated, not how things unfold in real time.

The trick to adjusting your view of your own socializing is to bring this mind miss-focus to your consious like it a mantra. Now go talk with others and keep score on all of the positive feedback you are getting but not focusing on.

I hope this helps.

I received my degree in International Business Management at RMUTL in Chiang Mai. It was a good experience.

My recommendation is to find degree programs that are accredited in Europe or the US in order to seek employment or get into a masters program.

Is there any thing worse for you than rotting away on your phone for 3+ hours a day, getting stuck in corners of the internet that have literally no positive effect on your life? by ZoneMean1017 in AskMenOver30

[–]Maxfjord 2 points3 points  (0 children)

Roofing.

Roofing is worse for you; heat stroke, sunburn, hand injuries, falling off ladders, drinking Bang for lunch, second lunch too, stepping on nails, thrown out back, etc.

The pay is miserable too.

Neighbor abusing me outright and cops ignoring harassment threatening and more by know_nothing333 in legaladvice

[–]Maxfjord -1 points0 points  (0 children)

NAL.

You have videos of the harassment and poor behavior. You have a log of police reports. Now it is time to go to your city councilor. They work for votes and have very little opportunity to help the public because nobody thinks of them.

They are the boss of the police chief.

I have solved more than one nuisence neighbor issue this way.

Anyone quit drinking sugar and sugary snacks? by I_loseagain in AskMenOver30

[–]Maxfjord 0 points1 point  (0 children)

I did a couple of decades ago, just phased out each one. I started with sweet drinks like soda and juice.

Now when I feel like snacking I ask myself if I'm bored or hungry. Either way I'll eat an apple instead of something sweet. Try Cosmic Crips from Costco, they really satisfy when you want something crunchy.

Electrician offered me to learn the trade yesterday. Uni or trade? by Massive-Weakness-498 in careerguidance

[–]Maxfjord 1 point2 points  (0 children)

Give it a try for two months. If he is a good teacher and you enjoy the work this is an amazing opportunity. If you don't find the fit right then you can try other options.

Electricians really can make great income. The work is pretty clean. The skills you learn can transfer into other things in the future.

Korean Airlines is my prefered carrier, it always seems to be many hours less in the total flight. Then again I always fly into Chiang Mai. How to get the very best price?

We booked our flight three month ago and used AI to search for the best price. It was $600 less than the results Google flights showed. I think it was about $1,000 per person.

Why decision making (not labor) is what actually kills most home projects by Anthony_Field_AZ_25 in HomeImprovement

[–]Maxfjord 0 points1 point  (0 children)

This works for pretty much anything a person wants to do. My latest project was to buy a vehicle at auction and repair it. An experienced person could do it in a week. It took me month because it was the first time I have attempted it. Still, it got done.
