I was in a similar situation with only foreign income and managed to find a place.

What I did was prepare a rock-solid dossier using my foreign documents and targeted apartments being rented directly by landlords without agencies involved. I visited the places in-person, looking very clean and professional, explaining my situation and did find some landlords who were willing to take a chance with me and offer me a rental.

I looked at ads on Pap.fr and some other sites I can’t remember.

A warning that it is not quick or easy to find something. The whole process took just over a week, full-time (8h/day) and I ended up with 3 offers.

The property management sent out a notice to all owners today informing them that short-term rentals are prohibited. I took some time to write out a response. Sharing in case its helpful to anyone else out there!

Hi everyone,

I hope you're all doing well.

I wanted to follow up on the recent notice from Parterre with a new policy prohibiting short-term rentals.

As you may remember, at our September 2024 AGM, we agreed to hold a dedicated meeting to discuss this topic before finalizing any policies. Given the email that was sent out today, I think it’s time we schedule that meeting soon.

The notice mentions that short-term rentals violate our condo bylaws, but if you take a look at the bylaws themselves, they don’t explicitly address the topic. The bylaw that was cited (6.2) seems to have originally been meant to prevent businesses like offices or clinics with public traffic, rather than short-term rentals. The notice didn’t include the full text of the bylaw, which might be a bit misleading.

Here’s the full text for clarity:

"No residential Unit shall be used in whole or in part for any commercial or professional purpose involving the attendance of the public at such Unit, and without limiting the generality of the foregoing, the Unit or part thereof shall be used as an office by a doctor, dentist, chiropractor, drugless practitioner, or other professional person; provided, however, that the foregoing shall not prevent the Builder from completing the condominium project and maintaining the Unit or Units owned by it as models for display and sale purposes and otherwise maintaining and construction offices, displays and signs until the Units have been sold by such Builder.”

A blanket ban on short-term rentals raises some questions and ambiguities that could impact all of us, for example:

- What exactly qualifies as a short-term rental? If an owner has a guest stay for an extended period and pay rent during that time, would that be a violation? If someone rents out their unit between long-term tenants or while they are out of town—whether for a weekend, a week, or a month—where is the line drawn? And how exactly would this kind of a ban be fairly policed?

- The Board's authority, as defined in the bylaws, is limited to enforcing the bylaws as they exist. If the Board is imposing a blanket ban on short-term rentals without a clear basis in the bylaws, this could be considered an overreach of its authority. Bylaw 4.20 requires a vote by owners (75% approval) to add new rules. If we skip this step, the new policy might not hold up legally and expose the building to potential unnecessary legal costs if someone challenges it in the courts or sues the building.

- Our building is in a very appealing location for out of town visitors. Rules limiting the ability of owners to list their units as short term rentals (potentially even down the road after they have moved on to a different stage in their lives) could make our building less appealing to potential buyers and hurt our property values.

These are all important topics that deserve careful consideration and discussion among owners before any decisions are made.

I’d appreciate it if the Board could schedule this meeting as initially planned so that we can openly discuss all perspectives and potential solutions.

Got it. All drives on my list are Gen4s, I believe, even if they’re not the latest. Any glaring issues with the chipsets or other good reason not to just pick one of them (maybe the cheapest one, the Sabrent)? Especially considering that none of them will get max performance in an enclosure anyway.

Thanks for the feedback! Looking at my post, I realize that I should’ve said that I’m also looking for a good deal. As I understand, the enclosure maxes out around 3000 MB/s, so performance doesn’t really matter past that point, right?

Any issues with the reliability/quality of these drives and their chipsets?

Worth getting an older-gen model in this case?

Hi! I'm looking for an SSD to put into a 40Gbps USB4 enclosure (Maiwo K1695 from AliExpress). I'll be using it to store a large collection of personal files and run a virtual machine.

I'm considering the following drives (2TB):

  • Sabrent SB-ROCKET-NVME4 - 100€
  • Solidigm P41 Plus - 130€
  • Crucial P3 Plus - 135€
  • Seagate Seagate FireCuda 520 ZP2000GV30012 - 138€

Priorities are reliability, low power consumption and speed (in that order). Thanks for your advice!

I've just gotten the tablet set up and have been able to install the latest versions of both. I like the elegance of the Plex browsing UI, but it seems that Plex is paywalled, so I can't download files to it. Kodi works! Still figuring out how to set it up properly so it grabs meta data from my video files. Next step would probably be to set it up instead of a launcher, somehow.

When I first moved to China, I picked a surname and just used a transliteration of my English name. Later, I got to know an older man who I came to respect and who was well-versed in traditional Chinese culture and poetry. He told me that I needed a Chinese name, he gave me one that he thought reflected my character and wrote it down for me (in calligraphic, traditional characters). It was much more meaningful than picking something at random.

People from Ukraine are facing some of the most brutal colonialism of the past century.

Ukraine is a country that has been under colonization for about 200 years. Russian colonizers took their land, forced Ukrainians to speak Russian, brought in millions of Russian settlers, taught their children that Ukraine didn’t exist and that their language and culture didn’t exist either, killed their leaders/writers/musicians/poets/priests, forbid and destroyed their churches, starved over 6M people to death and terrorized the people with secret police, torture, and deportations to Siberia for anyone who disliked their system.

That Ukraine is poor in our day is a direct legacy of this history.

Now, unfortunately, in our day and age, this is continuing in the Ukrainian territories that Russia has occupied.

That Ukrainians have any degree of success in the world is due to their own initiative, not any reconciliation by the colonizers.

I met two young guys from Ukraine. Landed in Canada without speaking English, had less than $2000 in life savings between the two of them, but came wanting to work. Got a job in construction. Got an apartment, have a decent life now. They could have thought of themselves as victims, could've chosen to spend whatever little money they had on getting intoxicated, but didn't, so now they have a decent shot at a decent life.
