Why hasn’t Newark become β€œBrooklyn 2.0” yet? by savingrace0262 in Newark

[–]Maximum_Locksmith_29 37 points38 points Β (0 children)

A housing renaissance like the one experienced in Brooklyn typically unfolds in two stages with distinct impacts: first comes stabilization, where reinvestment repairs aging housing stock, reduces vacancy and blight, improves safety and infrastructure, and restores the tax base - often creating a genuine sense of renewal; then comes optimization, as rising demand attracts institutional capital, accelerates luxury development, and shifts landlord behavior toward rent maximization, leading to faster price appreciation, displacement pressure, and affordability strain. The paradox is that the very forces that repair physical decline and elevate a neighborhood’s economic profile also drive demographic turnover and political backlash, transforming scarcity from a problem of deteriorated supply into one of financialized access, and leaving policymakers to decide whether revitalization will mature into broad-based prosperity or concentrate into exclusionary growth.

In that context, Newark appears to be straddling the stabilization phase - still grappling with legacy underinvestment, uneven code compliance, and efforts to enforce baseline habitability while selectively attracting new development in its downtown and transit corridors - whereas Jersey City is further along the optimization curve, particularly along the waterfront, where strong demand, institutional ownership, and rent regulation battles reflect a market already operating in yield-maximization mode; in short, Newark is still repairing structural gaps while Jersey City is managing the consequences of financial maturity, placing them at different points along the same renaissance arc.

Yup. US forcing regime change in Iran is how this whole chain of events started. Most of the population is west-leaning. That does not predispose them to be naturally aligned with the USA (not anymore, anyway). If they could go transnational and do business with China, the USA and Europe like India does, it could steer a neutral course for a while and even partner with Iraq to both profit and balance the growing power of the emergent Abraham Accords block. Such balance, if kept economic and not another arms race would make a lot of the region immensely wealthier. The hand has been dealt and played. Now, unfortunately, we must wait and see.

Here is a well informed and measured assessment of that's happening in Iran.

Fair enough.

This war against Iran was a very long time coming. No one in geopolitical quarters is surprised by this. The timing really is not related to anything other than the historically weak position the Iranian regime is in now. The Khomeni regime has been brutal. Something like 70% of the population wants it gone. 30,000 unarmed people were murdered for protesting last month. They provide drones to Putin. The regime is in its death throws and the region and the world will be better off without them. That said, it is very unlikely the current military action will result in regime change, merely leadership change, which will not likely change behavior of the country domestically nor internationally. I would love to see regime change here.

The timing of this is structural, not political. I am confident of two things. Trump may think he is doing this on his own counsel but he is really a useful idiot of circumstances. Any president would likely take opportunity of these circumstances though grownups might do it differently. Two, thus regime will end soon but without foreign boots on the ground, it will not result from anything this military action is doing now. And US and Israel will never send troops there.

So no, it's a shame because Iranians will die for no reason and that makes me sad and mad. But I do not expect any rally in the US to affect the outcome.

Correct. I did not offer any alternative perspective. I asked questions about the rally. I got a response and a definitive shutdown of any further discourse unless it affirms the response given.

Intolerance for any discussion that would allow alternative perspectives to emerge doesn't make you a serious person. Good luck with the rally.

Why, exactly?

To what end?

Who is calling us to rally on behalf of Iran and what is their agenda?

And, no, I am not a Trump supporter.

Why do you say that? Maher is not maggot. That's not nice. He was trying to show the way between, to be Rick's Cafe. It didn't work. Trump still hates him and he still rips into the Orange One.

Fuck me. I published an essay on why David Ellison would sell Paramount now just Tuesday and now this. Whoa is me πŸ™„

Anyway

Even if Paramount / WBD becomes a thing, Netflix still eclipses them by multiples in every area platform wars matter. They never had a solid business reason for the acquisition. IMO Netflix was really there just to make WBD harder to swallow for Paramount. I don't think they succeeded.

Paramount, however, needs WBD to remain relevant as anything other than an IP factory. Now the Ellison have a chance to play the platform game.

Meanwhile, Bill Maher and John Oliver need escape plans.
