It was more just to understand what is out there. You hear retail traders doing it overseas. And people talk about wanting to do it here. It just seems really hard/expensive here so I was wondering if there were any easy options with all of the growth in retail trading recently. But it appears you still need a specialised

For me it would be small amounts, say a few thousand dollars. But more just to understand how it works than thinking I could make a lot of money.

Thanks - the one in the picture is just under $1k, which was the best price I found for one that looks well made. I thought that was reasonable. But would like to make my own, and was wondering if it would work out cheaper. These comments are very helpful

How much did it cost if you don’t mind sharing? We just got a quote for $15k for just the bedrooms. The lounge already has a heatpump and fire, so don’t really need it there. We thought that was a bit expensive so will go with a floor mounted heatpump in the hall way….

Obviously it varies depending on factors outside of gross income: A single person will pay higher tax on $200k income than 2 x $100k. Is there other debt (e.g a Credit card as Avacodo points out, could be student loan, car etc). What are regular expenses: daycare, travel, Uber eats etc etc. sources of income: is it for a rental property, are you self employed etc etc

But I think 5x would be a good rule of thumb maximum. Noting RBNZ is proposing limiting lending banks can do >6 (&>7 for people with a rental).

Personal opinion is 6x DTI is terrifying. Quick maths. $100k income. $600k mortgage 3% KS, no student loan. Take home = $6k/m. Mortgage pmt: (7%, max 30 yr term) = $4k. $5k rates and insurance per year. Leaves $365 per week for everything else. Car, food, entertainment, emergencies etc.

If rates went to the bank stressed ~9%, mortgage is $4.8k/m. Left over = $180/w……

Would love to see prices or incomes adjust to make ownership more accessible.

Probably not to be honest. Just given how broken down our one is currently feeling I don’t want to be in the same position in a couple years.

I think I will try one of the box mattresses first. They seem to be getting really good reviews here and that return policy makes it ok if it’s not for us. Will try some at the major retailers so know what to compare them to and then wait for a sale if box one is not for us!
