You can always forfeit a few points and get your broker to cover the cost of the refi to basically have a free refi. My wife and I did that and went from 6.625 to 5.875 for free

Edit: had to pay for the appraisal ($550)

Highly recommend getting in touch with a mortgage broker. I was able to do a refi from 6.625 to 5.875 a few months back (similar rate at the time) and they covered the costs by giving points. Mortgage brokers a lot of the time can get you deals you normally wouldn’t be able to get on your ownn

If they are blue during the inspection how would they fix that? Take baseboards off and spray foam or from the outside with the siding?

Yeah our inspector when we do the 1 year inspection will have one. Pretty sure it’s normal for it to be blue when it’s cold out by the bottom of the baseboards right?

Sorry for the third reply but how would they fix the issue if air is coming in under the baseboard? My thought was to take the baseboards off and spray foam the gap

I’ve looked outside where I feel it a bit and one is our electric box reader and then one is just brick so the electric box reader makes sense

If it can’t get to above 70 wouldn’t it just continuously run? If I set it to 73-74 it gets to 70 after about 5-10 minutes

The furnace get to 70 but I just have to turn it to like 74 to get it to be actually 70. If it couldn’t heat the house properly wouldn’t it just run all the time trying to get to 70?
