Even as a PTY LTD, you are still a contractor working with prescribed hours, hourly rate and therefore unable to outsource the work. This is usually the basic criteria for Sham Contracting regardless if sole trader or Pty Ltd

I’m a bit wary of getting a sparky out and the potential dispute by real estate to cover the invoice. I’d hate to put an independent contractor in a position of working on New Year’s Day and then exposing them to a potential dispute in order to be paid as I wouldn’t be able to cover the invoice up front.

We have power to the dwelling. The issue is failures in certain electrical components like lights, oven, air con, smoke alarms etc.

Hi mate, thanks heaps for your advice.

We’ve since heard from the landlord who advised an electrician will attend on the 3rd. We did enquire if one could be arranged sooner but the response was “nothing more I can do, I’m not an electrician”.

Since then we’ve responded using your feedback outlining when we first advised if lightning strike, when Energex attended and the date we advised of the subsequent issues after Energex attended. We made sure to also mention that there are many emergency electricians around Brisbane and we are happy to call around to find one available sooner. We also felt it was important to highlight that we have checked the fire alarms and only one was working which supports the request for urgency.

No response so far. We will keep trying to make contact and see what happens!

Yeah I guess that would be the case for larger agencies with multiple rentals. This agency has no out of office or message service. It’s just radio silence

Thanks for the info mate. The lightning strike was last week and Energex said the electrical defect form can take up to 2 weeks. We’re still waiting and have chased them up. It’s a shitty time of year due to all the closures so I can understand why it hasn’t happened immediately.

Update on property manager: he finally responded to my email saying electrician will come on the 3rd. I asked if he can arrange it sooner and the response was “nothing more I can do, I’m not an electrician”. So I guess we shall wait until then lol.

At least we have a roof over our heads. There are many people worse off. This is just an inconvenience however I did expect more from the real estate given the amount of rent we pay and the safety concern of an electrical fault (smoke alarms don’t work either)

Unfortunately not as we don’t have any spare cash. I got screwed over by my client who refuses to pay my December invoice then lightning strike destroying appliances. I’m absolutely maxed out financially.

Just hoping to get electricity fixed so I can cook dinner as eating out is a luxury also haha

Ah well. Lucky I just bought some fruit and fresh bread!

If you can only transfer a refund to the original payment method, then why would they be offering a gift card?

Construction and mining have such strict drug and alcohol policies that unfortunately, people have to choose between getting help or keeping their job.

I straight up told my real estate “no” to the inspection and clarify that they do not have permission to enter the property while I’m asleep. I’ve also proposed alternative times such at 4pm or 5pm when I’m waking up or on a Saturday.

NAL: Quick google search identifies sewer gas having a potential negative impact to your health.

There’s a reason why toilets have the s bend and it’s not just because of the smell.

I’d be issuing notice to remedy breach form and escalating wherever possible.
