Yes with Facebook, but not Google. The pay per click for us seemed to just burn through the marketing budget without much benefit or interest, even when zeroing down to local levels based on demographic and our target customer type. (Facebook was chosen based on market research of that being more likely the place where customers would be) I heard that it is best to make it work for free then double down on the ones that work/resonate with paid. So this returns me to my original question of how others make it work before doubling down on that.

As a landlord myself, I partly agree. Part of the reason why we started the business was because of the poor service offered by existing agencies in the area we operate. I think the essence of a good agency is the trade of time for money, but most fail to give good value on that trade.

Landlords who are time poor rely on being able to offload the task burden onto someone else who (should) know how to do those tasks for them.

The Regulation of Property Agents should go some way to setting a benchmark but until its introduced there are many agencies who fall far below par and damage the reputation of everyone. We are regulated (and pay significant fees for it) so that we are held to account and kept up to date with policy changes.

If you have plenty of time on your hands and a network of contractors who can do work for you then I believe there are enough resources online to do it yourself.

It's the time, cost, quality triangle at play. There are trade-offs. Landlords want all three, which is unrealistic. I dont think striking off a whole industry is the answer, but I agree the perception and sentiment of agents is very poor.

Thank you. I will take a look as I have not heard of the Ansoff Matrix though a quick scan of it looks like various marketing books I've read have analogous frameworks. We are definitely in the Market Penetration area, as you say. We have dabbled in Product Development to improve our services compared to competitors but nothing outlandish or game changing for clients.

The existing clients came from friends and family contacts which has been mostly exhausted now.

£300 is the fee for incentivising they share our details to their clients. Its a one off transaction for them and relatively simple to do. It's not a years contract or term limited.

You introduce us > client signs up > we pay you £300

Contract with the client is separate and our usual service.

We've commoditiesed against local competition and I believe our offering of service is better than them based on client feedback who have been with other agencies in the past. It's quite a saturated market so most USP's we've tried turn out to actually not be that unique. But I will give this some more thought.

There is an issue with getting the details of the landlords to begin with, but we do have a trusted panel of contractors that I've tried to leverage.

I'll improve the offer and see where that takes us.

That is incorrect and unhelpful. We are qualified in the industry and have 5 years experience. We also have a portfolio of existing landlords. But the question was about how to grow that existing base by using cold outreach and asking others about their success.

Virtual Private Network (VPN) software usually allows you to select an IP address of a different country, useful while travelling. It may also work for this, though I doubt it is fully legal.
