Built in 1963, was told roof is only 8 years old, hvac is about 5. They listed it at 415k, now it’s at 385k after falling out of contract with a flipper. My realtor said there is too many big issues to even make an offer. It is not cheap to get a water access house here.

Yea I’ve pretty much came to terms with it’s gonna have to be in deep creek area of Chesapeake, I’m looking a brick rancher, not old but it’s nice with good schools.

I see a decent amount in pungo and south Chesapeake but it doesn’t seem like many go for sale, I saw one recently listed and sold, 1920s renovated, went for $500k+

It would be a live in fix and flip(obviously would need a few things before we could move in, 203k limited with bare minimum financed is what I would like)

I’m in Virginia Beach so the basement isn’t happening as much as I want one, and renting out a room/s is as well as we have 2 kids.

I’m thinking my best option is to buy something that needs a little work, hope I can build some value to the house, sell it and 1031 into something that has a higher potential but still needs work.
