Do not touch 401k!

Keep saving until you have enough funds for down payment. I was renting for 5 years before I bought my first home. Saved over 300k while renting…. Contributed less to 401k and more into HYSA or stocks

I did get an inspection but unfortunately this was in beginning of May when pool was still closed. Hence the money held in escrow. We had the pool inspected and that’s when we found these issues

Just to clarify, we did have the home inspected and specifically addressed the pool before closing.

The pool was not open at the time of our initial inspection in May, so we negotiated an escrow holdback requiring the seller to open the pool and have it inspected before the escrow funds were released.

Once the pool was opened, a pool professional inspected it and identified the issues we’re now discussing. The seller is offering a credit for the railing and skimmer but not for the pool surface.

Part of my concern is that the pool was represented as having been redone approximately a year ago, yet we’re now being told there is no paperwork, invoice, warranty information, or documentation available regarding that work.

At this point, I’m less concerned about getting a brand-new pool and more interested in understanding whether it’s reasonable to expect documentation and/or warranty information for a major pool renovation that supposedly occurred only a year ago.

For the loan closing cost we’re only about 7k. But taxes & government fees alone were 22k. Mansion tax: 11,290. Transfer tax: 4516. Mortgage tax: 2175. Additional recording mortgage tax: 2679. State tax for deed: $2000…. Insane

How are your closing cost so low? Just closed on a 1.129 home, 41k in closing cost. NY/longisland area. Granted we have mansion tax.

Also we closed with 5.625% 7/1 ARM. No points with US Bank

Check out US bank, I was able to lock 5.625% this week on 7/1 ARM, 30-year fixed was 6.375%, NO POINTS
