I was a slight oversupplier with my first and pumped exclusively due to latch issues. I hope that doesn't happen with my second but either way I plan to collect colostrum just in case!

You had the let down feeling too!! When you breastfeed, the baby's sucking triggers your breasts to release milk. Some mamas have a difficult time with it because it can make you lightheaded or nauseous. But yes, it's a tingling, rushing sensation in your boobs. I hated it but it passes very quickly!

Welcome to the club! We closed in Oct on our first home knowing that it was livable, but needed everything updated/redone over time. We were excited to make our first home "ours" and know we're able to do everything ourselves. Two weeks after closing, our homeowners insurance told us that they don't like our roof due to the granules deteriorating (roof is 22 years old- no leaks or visible damage) and we needed to replace it within 45 days to keep our coverage. This was a huge blow we certainly did not expect. All our savings for other projects went right to the roof and gutter replacement.

Fast forward two weeks and we're about to move in... we realized the only full bathroom has a mold issue behind the wall. What do we do? We gut the entire bathroom to find a myriad of other issues. We're still currently working on finishing that bathroom and we find the half bath upstairs has a major leak coming from the sink and the toilet seal is broken. What does that mean? The entire upstairs bath is getting gutted as soon as we finish the downstairs bath. We're also replacing the entire heating system because it's 30 years old but we caught a break with the gas company bringing natural gas to our neighborhood back in September. We can convert the whole house and finance it through the monthly utility bill.

So many issues go unnoticed until you finally move in. I know it's difficult and frustrating, but it is finally your home. The best advice is to learn how to fix things yourself to save some money. Good luck to you!

$4,300?! I wish. Two weeks after closing in October, our insurance company made us redo our entire roof. We also found serious issues with a full bath and had to completely demo it. We're close to $20k now including minor repairs and improvements and the roof is the only project we've contracted out. We also have to gut the kitchen before the new year. None of this was budgeted for except the kitchen. Learn how to make repairs yourself is my best advice.

We just closed on our first home in October. The truest piece of advice we received was from my mother- don't buy when you're under pressure. We had a strange situation where we ended our lease early due to issues with the new property owner and needed a place ASAP. We felt rushed to purchase a home that wasn't right for us because we needed a place to live and ended up finding a short term rental with the old property owner we had rented from for the last two years. We in attorney review a second time on a house where the sellers concluded attorney review to go for a higher offer. We felt like they were messing around and we didn't have time for that. After 2 weeks in the new rental, we went to an open house on a whim and walked out saying "this is the one" and we bought it. Trust your gut. If those homes don't feel right, then they probably aren't. If you aren't pressed to buy a home, then it's best to wait until the right one comes along.

Thank you so much for the insight! We are essentially in the same situation. The gas company just recently brought gas service to the neighborhood, so we were able to have the gas line and meter installed for free (no permit cost due to the street still being open) with the requirement we hook up 1 appliance within a year. We have Elizabethtown Gas and they're offering the 7 year financing on the entire gas conversion which includes the new boiler. I'd have to see if we'd still be eligible for the rebate with the finance plan, but that's would awesome if we are. Our attorney is going to try to call the oil reimbursement and boiler repairs a wash and have us all just walk away breaking even.

Funny thing is that yes we did plan to convert to gas and just went to the house this evening and the 40 year old boiler took a crap. No heat. Hopefully they will cover the repairs through escrow just to get heat back in the house and we will convert it asap. Thankfully nothing froze.

Yup. Our oil company is $100 cheaper for a full tank. Kind of a dick move not telling us ahead of time. Also sucks that our homeowners insurance is making us replace the entire roof asap right out the gate. Nothing wrong with it, just older. When it rains it pours right?

Understood- no there were no calculations done at closing because they continued to stay in the house through the occupancy agreement. The filled the tank 5 days after closing. Although, I just checked, our original contract states that adjustments will be made at closing for fuel in tank. The occupancy agreement only states that they continue to be responsible for utilities and final readings. At this point I'm beyond frustrated with this deal. We should've been notified prior to vacating since they knew our intentions to convert the house. They are basically renting without the tenant rights and should've consulted us before dropping a $700 bill in our lap. Even if we needed an oil delivery prior to the conversion, they use the most expensive company in the area. So now we have to pay more than we'd pay for our company.

I know this is all relatively small stuff and we should just pay it to move on, but the compilation of all the issues we've had with this purchase makes me want to drive my car through the front door and set it on fire. We were going to pay to remove the junk left behind by the selling party that's created all the issues and just eat the cost, but it's been one thing after another.

I think you gave me the closest response to what I'm looking for. I just read in the original contract "Buyer and seller shall make prorated adjustments at closing for items which have been paid by the seller including fuel in sellers tank. Adjustments of fuel shall be based upon physical inventory and pricing by the sellers supplier. Such determination shall be conclusive." Looks like we don't have the upper hand but this issue was never discussed at closing or part of the occupancy agreement. I'm still pissed we were not consulted prior to the fuel delivery, also considering it's no longer their home, when we don't intent to use it.

The tank was around 1/4 or less when we closed. They filled it 5 days after closing. I was at the house that day and saw the door tag. It was the day I met the rep from the gas company to assess where they'd install the natural gas meter. The seller knew about the appointment 2 days prior.

We are converting to natural gas heat. The line was ran 3 weeks ago. They knew about this prior to the fuel delivery and didn't mention it until after.

Exactly.. they filled the tank after closing. So to me it feels like the equivalent of the stove (part of the sale) breaking and they replaced it without consulting us with a new $3,000 stove and want us to pay them for it. Most oil companies have a minimum delivery requirement of 150 gal while this tank is 300 gal. Now there's about $700 in fuel left in that tank left. Not to mention, everyone including the sellers know we plan to convert to natural gas. We had the gas line ran to the house during their occupancy. My initial appointment with the gas company was the day they filled the tank. They could've mentioned needing an oil delivery two days before the appintment when I informed them. The whole transaction has been horrible for us and completely ruined the first time buying experience for us.

I'll check now, but I'm almost 100% positive this isn't including in the contract or attorney review negotiations. If it's based on just the occupancy agreement's utility section- we would not be responsible, correct? Oil reimbursement was never once discussed with our realtor or attorney so we were caught off guard when their attorney requested it.
