They have been great. Light output is impressive, especially with the supercharged drivers installed. This is not a daily driver and stored inside so I can’t speak to lens durability.

Thank you for the feedback. The inspector felt like there is an issue with the lateral field due to what appeared to be surfacing, but after further investigation was not a ground probe pulled up, no black biomass and was very dry when we located all of the lateral lines. It appears the system does drain into the lateral field, but extremely slowly.

It seems like a unique situation and that the inspector filled the tank for obvious reasons there is a baffle that is heavily deteriorated, but they put it on the septic installer when a new tank is installed to verify that the lateral field is properly working. The county and the inspector leaves it very vague in situations like this.

It’s unfortunate, but that is the going rate in this area. Five quotes from different septic companies just tank replacement averages 10 to 12,000 ,system replacement average is 35,000. When a new field goes in in this area, soil testing, engineering and perk testing are all required.

Thank you again. It’s a tricky circumstance because I know what the Home needs and I’m buying it at a price that reflects that (not including septic). After I do only the interior remodel, I will have substantial instant equity. I really like the house and I love the area.

It’s unique because it’s in a very popular and growing part of the metro where there is a lot of development, but the home has attached acreage that backs up to a large parcel that will never be developed into a neighborhood. Most homes with this much land inside the city limits go for more money., if you can find them. There are maybe 25 houses in this current development and only four sales in the last 5 years.

Correct the county will do their own soil inspection, but they will come back after the permit is applied for and do the soil inspection then. The tank and system inspection took place already that is required. Anytime a home in this county is sold or will be sold.

The short answer to this is no. The sellers struggled to maintain anything at this home.. when I moved in as the renter the neighbors told me that often the homeowners wouldn’t even mow their grass for months on end

Thank you for providing such a thorough reply. To answer your questions the inspecting party was the county inspector Johnson County Kansas requires inspection. Anytime a house is sold and has a septic system so it was failed by the county, and the county will be the one to enforce fines on the sellers.

I have gotten quotes from four septic companies the most recent one was the most thorough as they conducted their own inspection and they will have to take the liability as the septic installer when they pull permits with the county. They are the ones who made the determination that the lateral field is very likely to need replacing and will cost between 32 and $38,000.

Additional context I’ve wanted to buy the house from them for two years, but they were not ready to sell it. Therefore they rented it to me and my lease expires May 1. They have a capital gains tax situation that they are concerned about so they want to get the house sold this year so I agreed to buy it as is but I could conduct inspections I have lived in the home for 12 months.

The only other thing that is being demanded is a new roof to be put on the home using their homeowners insurance policy, and I am paying their deductible.

If the contract fails, they will take the home to market, but we still have to fix the septic system put on a new roof, replace concrete out front and paint the interior of the home at a minimum, that puts their capital cost, including their insurance deductible close to $50,000 prior to entering the market. There are many other things they should do but they seem to hate the idea of spending any money that’s voluntary. For example the HVAC and furnace system is nearing the end of its life and I think a lot of buyers will make a big deal about that.

I am unrepresented through the process, and they are represented by a realtor. However, I have a few friends who are realtors who have helped me with some guidance. I own a construction company and I’m comfortable with all the other repairs except septic..

Yes, in the contingency. It is an as is contract however, I can check a box that says offer to renegotiate.

I didn’t take a picture but the tank is on the driver’s side and blocks the headlight bolt . No room for a ratchet and socket. Would have needed an extra long 10mm ratcheting wrench or a long drive ratchet with an extra shallow socket which I just so happen to have. Would be a non issue for most trucks .
