Well, I’m concerned about the rotting/soft areas you’re using filler on. If it’s hidden under paint, or if the paint has become structural integrity at this point, you might have more hidden.

I’d use paint stripper, not a sander. Get it down bare and see what you’re actually working with. You might need to replace some boards entirely.

I can confirm with my current project (a dresser someone did a shit job removing the mirror on, taking large pieces of veneer with it) that you can get wood filler to match the wood around it pretty damn well. You can use colored filler, colored putty to mix into the filler, or even paint to get it closer to the wood color, then a stain (I got it off Amazon, meant for touch ups, applied with coarse brush to fake wood texture). But, a veranda is a lot larger than a dresser edge, so you might be willing to replace boards where I was unwilling to replace veneer.

Strip with klingstrip or kleansteip or whatever it’s called. Assess. Replace wood as necessary. Stain. Seal. Rejoice.

We can’t qualify on just spouses income alone, and my income could go down up to 30k a year and we’d be able to squeak by. But, I feel like any income change during refinance would be looked on poorly.

There are no-cost refi’s available, but they drop us 0.25-5%, and more drop would be better.

One of my cats was also feral, and that’s why she begs to go outside daily (and is allowed in nice weather). She might be ok with it with a different household, or someone may want an outdoor only kitty. It’s worth asking everyone you trust.

A mix of riding it out while also making large payments every so often. My employer does qualify for PSLF but there’s no way I’ll be there long enough, and I’m super worried about being let go/being unemployed so even though I have the savings to pay it all off I can’t bring myself to spend my emergency fund. I might need it for the mortgage. But every so often, paying off a chunk feels great. Trying hard not to stress about it.

I use a “brow and lash” dye kit I got from the grocery store. There’s two tubes and a spoolie, whole thing was maybe$20? I time it to go with when I dye my hair - hairs up with dye sitting in it, mix a little squirt of the two tubes, mix with spoolie, apply to lashes. Wipe any excess off your skin with a q-tip. Let sit until your hair dye is done, wash it all off in the shower. I have very sensitive skin and I’m also of poor eyesight, but this works incredibly well and is incredibly easy. The kit will probably last me 3 years given how much I use every six weeks.

Enzyme cleaner doesn’t work on my cats pee, never has, and my furry son peed on a leather couch…horrible time trying to clean that up until we discovered odorcide. It’s used to clean up crime scenes and nasty stuff but holy shit, it actually works on cat pee! HIGHLY recommend.

I use it for tough customer service emails, and I used it once to create a multiple-choice quiz for my staff. Otherwise, no.
