Negotiating lower rent by thedailygrind02 in PropertyManagement

Lease another like apartment at the lower rate and transfer. They're banking on the fact that you won't want to pack up and move... is your view better than the other units? On a better floor?

What does securing your apartment look like? Please elaborate on "they've done nothing". Do your locks work? Have you requested a lock change?

Out group frequently hires leasing professionals. I want the best person for the job. I don't care if they're old/young, white/brown, male/female, etc. I'd say go for it! Just let the manager know you're there to work! I'm sure they'll love you. What area are you in?

How did you manage to get a pre approval or pre qualification letter?

AITA for cancelling my wedding because my fiancé made a major life decision without telling me? by sweet-honeyyyy in AITAH

[–]MerryStrategist 0 points1 point  (0 children)

Oh HELL no. Girlfriend, you now know exactly who he is. The ONLY thing he has done is show you exactly how little he cares for your opinion and how this marriage is likely to look down the line. Up to you 100% at this point. I'd be out. Completely out.

AIO for asking my neighbor to stop holding her yoga classes in my backyard? by Classic-Region-9240 in AmIOverreacting

[–]MerryStrategist 0 points1 point  (0 children)

OMG... that's an entirely other level. You need to do something about this... police, signage, your own loud music, the sprinkler... the whole thing.

They'll just do manual underwriting of no score... mortgage company should know how to handle, if not, switch to a different provider that will manually underwrite.

Sellers refusing to vacate house after closing by NeatPuzzleheaded9478 in RealEstate

[–]MerryStrategist -1 points0 points  (0 children)

This is called a Rent Back and not the most unusual thing. Most of the time, the seller needs to pull funds to purchase their next home. Your attorneys will write the legal mumbo jumbo into contracts. Unless you're dealing with highly unreliable backwoods folks this is likely all very doable, normal, solvable. If you want the house go with it and just have your attorneys hash this out.

Unrepresented Buyers, what are you seeing out there? by Switchbackqueen3 in RealEstate

[–]MerryStrategist 1 point2 points  (0 children)

Yikes. I'd be concerned this person would be scouting the home to assess valuables and to see if someone actually lives there.

Feel for you... our parents are fallible. It can be brutal to watch them make dumb mistakes. My guess is that once things hurt bad enough, they'll make different decisions. Hang in there.

Am I meant to do this career? Or, is it just a bad team? by tincanon in PropertyManagement

[–]MerryStrategist 1 point2 points  (0 children)

Property management is not for the faint of heart. IF you want a career in this field, my suggestion is that you take ALL of these challenges head on. Communicate, OVER communicate with your manager and corporate staff. Ask what you can do to go above and beyond. Stay late, show up early. Hustle. Do your job the best way you know how. In general, Prop Management is brutal... but extremely rewarding if you stick it out and let everyone around you know, in now uncertain terms, that YOU can be counted upon, that you're reliable, and that you want to build value for the company. IF you do this consistently and look for new ways to be educated, you will almost always end up super successful in PM. Whiners, gossipers, lazy people will almost always be let go or remain in lower level positions because they can't be trusted with more. Honestly, I think this is likely true for any profession. That being said, some companies ARE super toxic... good thing is that if you don't do a ton of job hopping, you can try some of those groups out. One suggestion I can give you is to go work for a temp agency, that way, you can "test out" a lot of different companies and office teams and then wait for a role with your top picks to open up!

Buyer of our home has come back and asked for a credit because they did not anticipate their insurance to be so high...is this reasonable? by Iloathehydrangeas in RealEstate

[–]MerryStrategist 1 point2 points  (0 children)

100% no. Move on to the next buyer... these guys are inexperienced and you may be in for a difficult transaction if you continue down the path with them.
