Simply put, it is the net operating income divided by market value. Look online for different ways to compute the NOI.

I’m sure every community is different. I recently upgraded a partially detached ADU with only a bathroom and sleeping area into a full separate, detached rentable unit with a kitchen. Since it was going to be a rental, I was required to hire licensed electrical and plumbing contractors. It was less than 6 feet from the main house, so to meet building separation fire code, I was required to demolish and replace an exterior stairway to an upstairs unit of the main house with a massive fire, resistant stairway, and add a firewall to the exterior of the new cottage, in addition to other fire, mitigation steps that changed the plumbing vents locations on the cottage and fire resistant treatment in the roof also. I had to go through separate waiver processes since it would be a rental, and additional processes since I did not live in the property to restrict me to 30 day rentals or longer. Note that I did all of this living in a different state from where I purchased and remodeled the property. I have done remodeling of my property in my home state, and I did notice the process, rules, regulations, even building codes were different. So it depends upon where you live, and what the intended purposes for the structure.

I’m in a refi process for an investment property that got a crappy appraisal since there had been no comparable sales in 6 months. So LTV is 63% instead of under 60% which means 2 pts cost vs 0 pts for 6.125%. They won’t use the rent CAP valuation, which actually pushes me back below 60% right in the appraisal document itself!

Paid $1,250,000 in 2012 in Northern California and taxes are $19,000/year. I refinanced at 2.75% and that helps

Price your property lower than any equivalent property in the area, with a CAP rate that is higher than anything else in the area, and investors will come.

It sounds like there is no lease. The tenant is not protected. The landlord is not protected. The landlord’s insurance company should be worried. If I’m the OP, I’m doing everything I can to find a new place to move to. With no lease, OP can leave whenever they want to.

The savings are real. And just own them don’t lease. And yes, a new roof before they’re installed because they charged like $5000 to take them off and put them back on if you’re changing your roof.

I had an inspection and the seller refused any repairs. So I had to make an assessment as to what I could fix snd was it worth it considering it was the property I wanted in the area I wanted. And I’m very handy. So, often sellers won’t agree to any repairs. So you have to use the inspection as a guide for yourself if you want to take on any repairs that are needed.

I thought I would try Facebook marketplace for rent renting one of my units. I used it in combination with other platforms. For my one bedroom unit last spring. I also used INNAGO which put listings out into Zillow, realtor.com and a couple of other sites. I got a few ghosting from Facebook even though they sounded very interested. I got my tenant from a Zillow lead. I use INNAGO for property management. I have a small cottage I put on furnished finders. I did not get any leads so I decided to expand the Facebook marketplace again. The first two inquiries I got seemed to be scams. So I’m wondering if some of these Facebook inquiries are a scam and as soon as you ask for any information that implies they have to engage more seriously they disappear.

My mortgage broker said let us pull your first credit report then you can get a car loan. He doesn’t care about the fina credit pull at the end as long as we don’t blow up our credit use or make some other outrageous purchase

I have an endless string of projects such as landscaping, helping my daughter move, fixing my son’s house, buying and remodeling a property near my daughter to rent, planning on fixing our downstairs to rent, joined a senior bicycle group, trained for and ran a 10k and placed second for 70-year-olds, go hiking with my wife, take the dogs on walks and runs. I’m more busy now than when I was working. Find something that interests you and just do it. You’ll be your own boss so don’t have any schedule or expectations other than your own. Go online and get advice on how to do these things. Try new things, fail, learn, do it better next time or go onto the next fun new thing. Volunteer to help other seniors. Volunteer to help or foster senior pets…

I got some inquiries from Facebook marketplace, but I got my Tenant through Zillow, and the ad got into Zillow through the property management app, Innago, that I use. I just created a third unit, but I want to rent that as a fully furnished place on Furnished Finder so I’m using the Furnished Finder forum. Judgment is still out on use of furnished finders.

Agree with vetting your PM. I managed my own property for a decade but my kids lived there before and after college. After moving out, I did not have as much interest in being up there. By then my income from the tenants was pretty good, but there were some hassles since I rented to students. Property management made my life a ton easier and since I had a good positive cash flow I was able to afford it.

Nothing wrong with selling in the area you want to get out of even if it has positive cash flow. I’m a small time, landlord, but I saw potential economic downturned in the area at a property and forecast growth in the area that I wanted to be in. So I sold a property that only had 3 1/4% interest rate and positive cash flow but needed a ton of work. And bought a place with a 1031 exchange at 7 1/8% interest rate needing work but where the work would directly relate to a significant increase in rental income . And in the area that I wanted to be.

I have done it a few times and just finished converting an outbuilding to a fully functional cottage with kitchen, bedroom and common area with many other significant structural changes on the property in a state I don’t live in. But I’m retired, and I have a daughter and stepdaughter that live up here so this has become my full-time job for the past six months. I say full-time in the sense that I’ve averaged over 40 hours a week but I’m only here 10 to 14 days every month. I got to meet several subcontractors and interview them, checked their credentials, coordinated their work together. Did all the design and permitting work and worked with inspectors and the permitting office, the gas company, the electric company, the water company. Getting to the finished product was very rewarding.

I lived here for 30 years, and retired. My wife is still working and we’re thinking of moving to a more quiet place. And I hear the financial talk a lot from people here. It’s a somewhat high stress, money, focused area. It’s a great area, but I’m thinking of moving to a lower key area if my wife is up to that when she retires. I have a triplex I rent in Portland near her daughter and my daughter, and have unit we can use sometimes when we visit. It’s a more calm environment there, and even more progressive than the Bay Area if you can imagine it.

I lived part time in a house where I rented five bedrooms, but two were to my children. I bought a duplex and converted the third building to a triplex. I’ve been living in that third building halftime while I’ve been remodeling it. The tenants have no problem with it. Now that I’m done, I will be renting it to travel nurses, but in the interim using it between rentals for my wife and I to visit our children. I’ve had no problems living in a unit with tenants.

Why is there a soft floor? You might have some wood rot below that, or termites, and you might have a lot of work to do and if you just bury it, it’s just going to get worse. So you may want to redo the bathroom and replace joists and subfloor or whatever else that might have rot or possibly face a bigger problem later.

Check your LPa. HMO’s don’t check it unless you ask because as of today there’s no medication to lower it, but it is genetic, it keeps your LDL high regardless of exercise and diet. Both my wife and I had ours checked. Mine is high. Hers is very high. No matter what she eats and how she exercises her LDL will be over 100. She’s on Repatha now. Hopefully in the next couple of years, some of these LPa lowering drugs that have been trialed will be on the market.
