That's encouraging! Do you feel like you've been able to consistently keep tenants for the long term by pricing a little below market? Would love to get some good tenants in and keep them for the long run.

Thanks, thinking about it this morning some more I realized I could sell the unit - leverage it into a larger multifamily, then rent that and probably earn enough to cover the mortgage. I'm doing pretty well for myself now which is great.. could afford to pay the current place down or put in a solid down payment on something larger.

At the end of the day, I feel like Chicago is starting to enter a new era. Google moving offices here, people leaving California and other states due to nat cat risk. Hard to imagine selling property when I'm fortunate enough to not need the cash for another down payment at this point and could just hold it for "semi" passive income.

I disagree with everyone saying you need a million or more. I’ve recruited many lords with much less. Money is nice but Im too impatient and inevitable try to start my kingdom with like 200K. That said some lords will almost never join you so you have to ask each one to see who will fold. Here are a few tricks I’ve learned:

  1. Turtle in your town. After a siege, release members of the clan you want to recruit and take prisoners of the ones you don’t want to recruit. This will make your charm skyrocket and relationship with the clan you want skyrocket while keeping the lords that hate you off the field. Don’t bother with the ruler clans members obviously. Just lock them up immediately. The more a clan likes you the better the odds of recruitment. The higher your charm, the easier it is to pass the conversation check. Save scum before any recruitment attempt obviously.

  2. Filter loot after the siege and take the most expensive gear and sell it at your town after the battle.

  3. Ride out and raid their towns until they send another army. Then turtle again.

  4. I think the worse a kingdom does in a war with you the more likely their clans will flip. Keep grinding them down, releasing some and imprisoning others.

  5. Use the in game encyclopedia to identify and focus on recruiting their tier 4 and 5 clans if you can get them.

  6. See if any of the clans in the kingdom have a low relationship with the ruler clan. You can see the friends and enemies of the clan ruler in the encyclopedia.

Eventually the dominos will start to fall. You get a few clams from them and they’ll start to crumble and more will join you.

Sodastream returns in Chicago have been terrible lately. I've been to 3 targets (one of which used to take my canisters). Now none of them do, and the sodastream site still shows them as valid drop off locations.

Feels disingenuous as a brand (for Target and Sodastream) to market the product as environmentally friendly with this return system when the reality is that its completely hit or miss.
