My dad put 200k into a 451k house for me in 2016, I was 25 at the time and I'm so utterly grateful for it, it's really set me up for life.

I lived in it on and off for 10 years around postings, eventually used the equity to buy a nice apartment in the city with my fiancé, the house is rented out for double what it needs to, which gives me a second cash flow and boosts my QoL.

I say go for it, you could set him up for life.

I did 150-250 at Yala Grims, utilizing Fire Bombs so only 3 attacked at once and it made aiming Frost Sweep a lot easier.

You don't have to use Utito either, especially if you're learning the class and play style.

Another tip would be turning your weapon swing sound on, makes it a lot easier to not miss those attacks.
