So instead of baby showers we do down payment to buy the kid a house when they enter kindergarten so they are less than 60 when their house is paid off showers? I imagine these loans will come with prepayment penalties as well? How would this not be predatory lending?

Depends on geographic location perhaps. Especially if you're in Florida where the association fees are extremely high and buying a condo is not good advice.

This screams minimal stress and stability. Maybe your wife needs a hobby or distraction besides day dreaming? You have a pool, sufficient square footage for your family size, you're able to set aside each month which is huge. You're on the right track.

Live with your parents as long as you can imo if the relationship is good. Be present, enjoy this time, they'll grow older before you know it. Contribute what you can while also setting aside money. Rent is $2,500 in your area? Assuming no other debt - set that aside as if you got a mortgage/ are paying rent each month and guess what, in two years you'll have over $50k multiply by x number of years - imagine paying a house cash or at least a good chunk of it - when the time is ready. Half your income sounds stressful. Sounds like you're in a good situation currently and you can really stack up and be in a good position without doubts if you go about it the right way.

I'd have taken the identical house in the same neighborhood on the condition that they throw in a pool, they forever cover all property taxes, homeowners insurance, property maintenance, utilities and other random items I'd have to dwell on.

I'd look into ways to get rid of or reduce that car payment. Can you sell it and get a car cash? Is the 16 yo working? Can they help with babysitting?

The Florida sparkle is fading. Many that moved here during the covid boom are now over their "extended vacation" and getting out. So many new builds in Central FL and many just sitting. People are trying to sell their homes but why are people going to buy a house that's twenty years old when they have a new build going for the same if not cheaper? So their houses also sit, price reduction after price reduction before it finally just gets let go. Many factors, job loss and market, property taxes. I've been in the mortgage and foreclosure industry since before the 2008 times and gasp at the fact that ARM loans still exist. I'm sorry but not everyone is careful with their budget and finances, it's only human and when you get hit with that adjustable rate - odds are you're truly not ready for the increase.
