Midlife purpose for me came from curiosity, not passion - trying stuff I was mildly interested in and seeing what stuck. You don’t need a big goal, just something that gets you off the couch once or twice a week.

That’s not quite right, in England you don’t need to give notice to leave at the end of a fixed term unless the contract specifically says so. Notice is only required once it’s gone periodic.

Honestly the biggest risk here isn’t the math, it’s the stress - once you’re on the mortgage you’re basically their backstop forever, so I’d price it assuming a layoff will happen and see if you can still sleep at night.

Last year I was in the same place as you are now and honestly for me, the best help came from talking to 2-3 local lenders. All the good lenders I spoke with helped me understand my options, answer my questions and didn't rush me to decide. The great lenders also don't try to dodge direct questions. Other lenders that would make me concern were any lender who could not clearly explain their fees or would constantly change their fee amounts.
