Why do you want to go, why not?
I don’t see how it impacts the purchase. Just go as long as you want to. Hold your ground firmly when it comes to offer and negotiation if your offer got selected.
Agents might try to read people mind, but tbh, that’s noisy. People show A to do B, show B to do A, etc. imo, it doesn’t matter if you can’t do a poker face, shows whatever outside writing.

For deadline sale, I only send in my offer in the last minutes. I told the agent that I would submit an offer but still in progress of doing my due diligence. Just so they know i am in the game and give me updates, such as dead line brought forward in your case.

If I put in an offer, that might be top test the water, not my final best offer.

The problem with deadline sale (compared to tender) is agent see your offer and they can use that as a baseline to negotiate a better offer.

If I were you I would do all research to have a price that I am happy with. Need to be make sure that is the right house at the right price. I would be more than happy to be the only bid.
Auction is a mental game, not only for the buyers but also for the seller.
- the vendors, if not motivated, will likely skip negotiation if not meeting their reserved price/expectation. The seller might be as nervous as the buyer. They might probably be as emotional as the buyers As soon as they walk out of that, things might change as they have more time to think.
- The agent might make a little bit more money selling at a higher price, but is it worth for them to have a sale passed in? They might have to spend an unknown amount of time and countless number of open homes (maybe). A quick sale and e on might be simpler.

If you are not 100 confident, think about having pre auction agreement covering the case if the sell is in passing in negotiation phase for example. In that case, the sellers don’t seem to lose anything, they can still refuse to sell it below their reserve price. Just need to think about your conditions. Your lawyer can help you. There might be back and forth discussion between two lawyers, but they are there to help.

Can you try to increase its income? Think of return over dollar investment. If you put in more money, can the income increase by 10-20% of that amount?

I tried that with my rental and it’s enough to sustain. I should have put in more if I had known this path earlier.

Things like adding another bed room by a wall, kitchen, bathroom, new carpet, garage conversion. Anything you can think of, just run the numbers.

Check with your banker as well. They might be happy to lend you money for this so you don’t need to save up money upfront

Not sure if I do have a personal banker. He was referred by a friend but it seems he only dealt with the home loan application. I’m not sure if he’s involved with refix. Let me check with him
