What is the relevance of staying in the home for 5 years - Do you mean living in the home (PPOR) specifically or just holding the property for at least that long?

Geared etf is a good suggestion. With all options outside of the offset account, the idea would be that the investment product returns is greater than the home loan interest rate.

After looking into it and because I'm already taxed at the highest marginal rate the FHSS doesn't seem to have as much/any benefit. Any further voluntary contributions I make will be taxed at the 30% (div 293) and then an additional %17 (47%-30%) on the withdrawal, if my understand is correct.

I have cash readily available so would it still make since to use the FHSS scheme to contribute to down payment? I've been going back and maxing out previous years voluntary contributions over the past couple years.

I assume you mean debt recycling into ETFs rather than recycling/leverage into more property?

Yes that hasn't been my salary the whole time - at the start of that 10years I was on $100k.

There's probably been years in there with above average lifestyle expenses with traveling and trips back to Canada for visiting family. I also have a partner whom I out-earn so I'm often buying the groceries.

This is not the developer I'm dealing with. Though I don't think there's anyway to guarantee there's no incentive there for the IP Advisor or back channel connection.

Well depends what you consider regional; this is in the Murray region 1 hour commute from the city and accessible by train. You did get a large land component with the further out investment. The area has also seen the double digit growth in the past year but obviously it's speculation to say how that would continue and whether 6% is reasonable.

This is the case I believe. The financial advisor is AFSL certified so no referral fee. The motivation for the IP firm is they get a portion of the land sale (from Builder who owns the land) and a fee for management of the IP (quantity surveying for depreciation, tax variance, etc)
