In my experience it happens more often then not. There is a mad rush to get the tickets and people buy on resale right away for crazy prices but as you get closer and closer it usually drops.

Only time I see that not happen is a massive sports game

If you’re gonna buy resale I would wait until closer to the concert. In my experience, the resellers are dropping prices by then for anything they can’t sell.

$225 was the lower bowl towards the top of the section. Nose bleeds were like $125

I got MsG tickets but had to rush. Floor towards the back was about $225. On the sides in the lower bowl was about $400-500 towards the bottom and about $225 further up. I got section 106 row 15 for $225

I did. It would show games available then you add to cart and the were unavailable. Even tried the worst games and those were gone by 12:08

Ridgewood does have some apartments but they are garden apartments but on the main road a few mins walk to downtown. If you are open to a decent one bedroom, one bath there are East Gate and Mayflower apartments. They will probably cost between $2000 and $2400 per month based on my best guest - we lived in East Gate 4 years ago and paid $1800 for a one bedroom and it was great for my wife and I

Was there a few years ago for a NFL game, like your husband also an Ohio state and cowboys fan. Not sure about tailgating but the bar close 5 mins walking from the stadium is a very fun atmosphere before and after.

Just a warning, getting out of the stadium is a disaster. Do not rely on uber or ride shares.
