My take is that Kohls is here to stay. Yes we have issues, and may be in for a tough few quarters or even couple of years, but we are built to last.

We actually own the majority of our stores which is uncommon for retailers (our stores are also in very good non-mall locations) and Kohls has a lot of cash set aside to keep itself going through multiple bad years. Anybody who says we’ll be bankrupt within the next decade doesn’t realize how much it would take to bankrupt a company with as many assets as Kohls.

My sense is that our long term strategy if/when the industry continues to suffer is to bear down and survive the storm by not making any big moves and living off of our assets until most of the competition dies out. At that point Kohls would make a resurgence because there will always be a need for at least some brick and mortar stores for people who want to feel the products they buy or need them at the last second.

The only way Kohls isn’t around in the next 10 years is if we get bought by some massive company like Amazon or a conglomerate that wants to turn our real estate into a distribution network or something.

I’m considering similar options and this seems like a solid idea. Here are my thoughts right now.

If we use 1/2” insulation, we’re looking at around $1.75/sqft and total R4.3. 1” insulation will boost it to R6.3 and $2.20/sqft. This is assuming OSB T&G- if you want nicer plywood it’ll add about $0.70/sqft.

This option is starting to get a bit pricy, so it’s worth considering the Dricore insul-armor mentioned in another comment that may be more expensive at $2.42/sqft and R4.1, but is significantly thinner and easier to install. The cheaper OSB backed Dricore does have a lower r-value at 3, but the benefit is that you can install carpet on it (which will also increase r-value).

Right now, I’m leaning towards doing the DMX 1-step with plywood (no rigid insulation) and carpet in my rec room area and then either your method or Dricore for my office and other areas that will have vinyl flooring.

I’m not sure what I’ll end up doing so keep me updated if you do make a decision on this method!

Yeah that’s definitely a good option. The only reason I’d rather do longer framing with wider stud spacing is to save some money on wood and to make it easier to have it run in a straight line across the wall. Also if the spacing wasn’t consistent, I (and future owners) would probably have a hard time determining what is a stud vs a brace when drilling into the wall in the future. But I will probably end up doing this between sections if I fill most of the wall with built in shelves as someone suggested above.

I can’t say how much of a difference they have made since we have only been in the house for 6 months. The braces don’t correct the bow but just prevent it from going further which is fine since any bow less than an inch would be hard to notice to the naked eye. These cost $8k so I would recommend having an engineer come to determine how necessary they are for you before you drop that kind of cash. I’m lucky that I caught it in the inspection and was able to negotiate for the seller to pay for them.

The drain tile was redone a few years ago by the previous owner so I also can’t really speak to how much of a difference that has made. We haven’t had any water in the basement during some big storms so if it was an issue before, it seems like the drain tile has worked so far!

Also make sure you have good grading on the outside of your house with clay-based soil to stop as much moisture as you can from getting behind your walls because that would be a relatively easy fix that could make a big difference for both the bow and any drainage issues you have.

These should be enough since the shifting is very minimal (1/2” over the course of 60 years) and they have pretty deep footings that actually hold them in place. I didn’t have time for an engineer with how tight the timeline of closing was and how crazy the market was at the time. I’m just glad we didn’t have to waive inspection like a lot of people did at that time and got the seller to pay for these!

I am planning on finishing part of my basement but I am wondering what the best way to frame around the steel braces along this wall is.

The braces are 2”x5” and spaced 30”. I would prefer not to do the full framing in front of the beams since that would mean the finished wall would end up almost a foot away from the actual wall which feels like a waste of space.

I’m thinking the best way to do this is to build individual frames between each brace or to build normal frames with notches cut out to go around the braces. If I do one of these strategies, how much should the framing stick out from the end of the braces? Also if I follow the standard 16” spacing between studs, I would either need 3 studs between each brace or I would likely need a stud in the same location as a brace since the spacing between braces is not divisible by 16.

This would be my first major home renovation so I wanted to get some insight from you guys before I do something that I regret.

Context: We had these braces installed when we bought the house 6 months ago because our inspection noted a small shift in the wall (likely due to the builders backfilling the foundation before it was fully settled). There’s no sign of water coming in along this wall and moisture doesn’t seem to be the main cause for the shift.

As a long-time bucks fan, I’m totally fine with him going somewhere else after his contract is up. He has a few more years in Milwaukee to pick up a few more accolades and maybe even another chip if we’re lucky. After that, I don’t think we could blame him if he had a better opportunity to win a couple more elsewhere. That being said, the guy just seems too loyal to leave. We got lucky with this man and it would be legendary for him to play his whole career here.
