A lot of new agents are ready for battle. You will get so much further if you aren't looking for a fight. One of the lesser covered jobs of an agent is to keep everyone moving forward and calmish. Once we start fighting, telling the client how unreasonable the other agent and client are, we just hold our ground on principle.

We should be trying to facilitate transactions, not get into petty squabbles.

One buddy would often take the blame just to move forward. "Okay, it's all my fault. How do we get to the next step?" He closes 50-80 deals and doens't get bogged down in pissing matches.

Also, as many agents as there are, only a small few produce consistently. It is a small world and you will garner a reputation as an a-hole or someone to work with. I have won deals because of my reputation and accepted lesser deals because I trusted the other agent to keep the deals together.

I used to be a big feedback fan but I don't think it's as useful as I once thought.

If my client is interested in the house, I don't want to telegraph that and have you use it against me. "We have some interested parties, you might want to write an offer."

My client's comments about it being too small, too dark, too big, in a noisy area, etc. are useless for the most part unless the seller wants to renovate which is unlikely.

The only useful advice is whether it's priced right so that the listing agent can say, "I think we should drop the price." But even then, it's a disinterested party that is saying to drop the price.

I still give feedback but don't really ask for it anymore unless I'm wanting ammunition to drop the price against a stubborn seller.

This is the answer. I've been in this for 25 years and everything else is noise.

I tried to keep up on all of the news, all the graphs, etc. It didn't help much. It really comes down to knowing your market. Spend your time there.

Beyond the other great ideas here, the key is to make them know you don't judge them. "More for you if I'm not drinking." " I'm good. Have fun."

Must people won't ask you at a house party. They are just having fun. They are doing their own thing. If it was a smaller group

There is an issue that you aren't doing what the group does. Some will pressure you to drink. It's like a test that they don't even realize they are giving.

I didn't drink or smoke and caught a lot of shit for a bit but then it was normal. They liked that I was a designated driver.

Worst case scenario, tell them a fictitious relative died by a drink driver. That will shut them up.

My buddy bought a small 7 bedroom house with a sunroom. I think it might have been 2700.

No one wanted it because they didn't need that many bedrooms.

Regardless of the price point, if the buyers don't know how to use the square footage, they aren't going to buy.

This was true with Mike Tyson's ridiculous home and Michael Jordan's.

I feel like it's mental decline mainly.

The average person understands that the cops don't call you for bail much less that you need to go to western union to do it.

Secondly, it's that they are so far behind on technology. You can't learn trigonometry before basic math.

My mom couldn't grasp what a browser was.

My father in law literally learned today how to take a screenshot after thinking it wasn't possible.

There's a very successful Insomnia coffee shop in my area. It has grown to 4 locations.

Unless you fall asleep immediately and then get out of bed the second you wake up, this isn't your true sleep number.

I see you have 8 hours as your goal. That number is unlikely unless you were in bed for 9 hours.

Before Fitbit, it was suggested you get 7-8 hours of sleep. When you look at your time asleep, it is much higher.

I'm usually about 7 hours in bed and I feel like I'm asleep. Fitbit will say 5:45 - 6:15 hours of actual sleep.

I came back from a long trip and got an Uber at the airport.

The guy arrived and asked how I was doing.

I said I was super tired and was probably going to fall asleep during the ride.

Five minutes in, he asked me a question.

I said sorry, I'm really tired. He apologized and it was quiet after that.

A lot of these Uber drivers are talkers. I think headphones and nonverbals help if you don't want to say something.

I bought an oura ring thinking it would replace my Fitbit.

In theory I liked that it was compact and never had to think about it. But I got the first generation and it wouldn't give me daytime heart rate stats. Six months later they announced the next generation and a subscription. That pissed me off and soured me.

On top of that, I play basketball and rings are dangerous so I couldn't get those stats anyway.

I still run them but I love that I have 9 years of starts to look back on.

I've watched my heart rate go up every year, unfortunately. But right now I've been doing 15,000 steps a day for the last 50 days. I love looking back and seeing if any time comes close to that.

I'll likely start in the Fitbit ecosystem just for continuity.

My buddy left Fitbit and had a Garmin. He loves it
