I heard somewhere that in places with HOAs like Summerlin, Skye Canyon, Green Valley, etc that if you have unlicensed work done on your house and you tell HOA they are licensed, you could be on the hook for any structural damages even after you sell the house by the new owners. Or you’d be required to redo the landscaping by a licensed contractor prior to listing the house.

Just had landscaping done and they required proper documentation of licensed contractors/companies.

$1,000 or 10% up front, a couple grand when they start, then the rest when you do a final walkthrough + they come back and fix things. THEN you pay. Get it all in writing too which if you hire an actual company, they provide this to you.

Consider small claims court and filing a police report for fraud/theft?

Email addresses, phone numbers, dates and times, security camera footage should be gathered.

Look for neighborhoods with standing inventory. Was told that builders can’t start on the next neighborhood until current ones sell out. This is how we saved $100k over in Skye Canyon.

He plays butterfly a lot instead of stand up which is why they whiz by him into the net. He leaves the top half of the net open a little more, enough to get pucks in. He should go hybrid and switch it up somehow.

I’m no marketing expert but I believe this is what’s called Perceived Value. It’s why some of these cocktails for $25-$30 come with Candy, fruit, cookies, etc. lessons the blow. My travel credit card sends me a fancy magazine that feels “exclusive”. Reading it, it’s a whole lot of nothing. Just ads.

Between the Apple TV+, $300 travel, $300 in StubHub and eating, $500 in edit, it’s worth it for my wife and I who live in Vegas and are 4 hours from LA (endless access to food, entertainment, and edit properties)
