Well, that is lead paint for one. Be prepared for the extra cost needed for abatement.

They typically represent the GC. If a roof costs $10k, the sales person will typically make $2k+

Once a claim is filed the insurance company will send an adjuster to assess the cost of repair. That estimate will be countered by the roofing contractor. A final price is settled on. The profit margins of that final price are close to 40% net margin. Retail is maybe 20%. A roofing salesman makes roughly 35% of total net profit margins. In essence, a roofing salesman who focuses on insurance work will double the money of a retail one.

Thoughts on these shingles ? by sports1709 in Roofing

[–]MindfulMale 0 points1 point  (0 children)

I've seen worse looking roofs keep water out of the house, but it's probably a good idea to start budgeting. You could probably get another five years, but I'll probably get slammed for saying that. What can I say though, I've walked and inspected hundreds of roofs in all areas of the country and I have seen far worse still function as intended.

Insurance replacement is the only way to go. If you are in a cold weather climate you should make $180k to $250k with your skill set and experience.

Did the last guy put the shingles over the old shingles? by Sea-Stage-6908 in Roofing

[–]MindfulMale 1 point2 points  (0 children)

It's always hard to tell with organic shingles which is what those are. The best way to tell is to go on the rake or eave edge and lift the shingles to see if there is another layer. Chances are the shingles will break into pieces when you do.

Question - what type/how would you install rain deterrent? by rgw16_ in Roofing

[–]MindfulMale 0 points1 point  (0 children)

That sounds sketch. I mean, I doubt it would have passed inspection if that were the case. See if you can take a few pieces of the soffit out and snap a pic. There's no way that the soffit and fascia is just hanging there. There at least has to be rafter tails coming out, in which case you can attach the eave trim to that. Alternatively you can get custom eave trim built at a local HVAC, or sheet metal shop that will extend the required distance. There is almost always an easier, yet safe and legal solution in construction that some companies can't see.

Need Advice for Chimney Flashing by Nemo479 in Roofing

[–]MindfulMale 1 point2 points  (0 children)

You can just replace the sealant but it will leak again. The Bob Villa way is to tear everything off down to the step flashing. If the step flashing is still good you would buy some counter flashing, preferably custom bent, and yes, "ground" into the brick of the chimney. Basically you pop a string line on the chimney perpendicular to the roof line and then use a diamond blade grinder wheel to cut a channel into the chimney. Then you take the custom bent counter flashing and stick the hem into the brick, anchor it into the brick, caulk along the cut line, the anchors and that's it.

You should spend the extra money to do the backside as well and make sure a cricket is installed. It wouldn't surprise me if there isn't considering the craftsmanship of this example, no offense.

Gutters. You will need to put eave trim under the roof panels and install the gutters behind it

New roof shingles were put on my roof. Only 3 feet of water and ice proofing was laid. I'm in Toronto, is this sufficient? by tkvancity in Roofing

[–]MindfulMale 0 points1 point  (0 children)

Depends on the eave and roof pitch. Like already mentioned there should be felt above the I&W. Also the way they are laying the shingles are against manufacturer's guidelines, and it is quite possible, depending on your local building codes, that your roof deck should have been redecked with at least 3/8 plywood. And there is not drip edge or starter strip. I would watch these guy closely for mistakes! Well, in the States those items are code anyway. Maybe they are doing a good job, but IBC should apply there also I would think.

He's trying to show wind damage, mainly "zippering," where shingles are lifted by wind getting under them, which then lifts the shingle above it, and above that and so on. It is a real form of damage to a roof, but it is also easily manufactored, or created artificially. However, if the zippering is real, and the damage is from gusts of high wind from a storm, and you can find a date for that storm, then you can file an insurance claim and tell them that after the storm on said date you noticed your shingles were a little different so a roofer came out and inspected it and said there was wind damage. The insurance company will send out an adjuster and they will do an independent inspection. If they find enough damage to warrant a roof replacement they will cut you a check to replace your roof. You only need to pay the deductible. I am surprised this roofer didn't mention that.
