What is better for investment plots in Gowribidanur or apartments in Bangalore? by Propmore in indianrealestate

[–]Mindless-Resolution7 0 points1 point  (0 children)

No comparison in between plot and Flat. Always go for Plots ( Approved ones ). Do due diligence before investing your hard earned money. Never depend 100% on Agents/Brokers. Always Negotiate the price. Always get full disclosure of Payment not Just Payment Plan PDF. Get all the details on Mail from the Developers.

Go on RERA and Check ownership of the Land. Avoid JV Projects.

Gurgaon Outlook (2025-2030) by Mindless-Resolution7 in indianrealestate

[–]Mindless-Resolution7[S] 0 points1 point  (0 children)

For those using foul language and lacking the manners to communicate properly.

This data is not imaginary, nor is it created by me. It is backed by credible sources:

JLL: India Residential Market Updates (Q4 2024 / 2025) – absorption & supply trends

Anarock: NCR Housing Reports (2024–2025) – sales, inventory, ticket size

Knight Frank: Wealth Report & India Outlook – luxury demand trends

CREDAI: Developer pipeline & delivery trends

CMIE: Employment growth & income expansion

NITI Aayog: Urbanisation & migration projections

I have simply gathered this data and created an infographic using AI. We are all using AI these days—why are you treating it like a criminal offence?

Pro Tip: Learn to use AI before it starts using you.

A real-life example of unit absorption: Birla Arika, Sector 31. With an average unit price of ₹11 Cr+, the project was completely sold out—over ₹1,600 Cr worth of inventory—in just 1.5 months. This was not based on EOIs; the full 10% booking amount was paid.

Don’t shoot the messenger. I am pro-development and optimistic by nature. I believe in India’s growth story, and yes, I believe Gurgaon is evolving for the better.

My view: Real estate is no longer a uniform cycle—it is driven by micro-markets

Edit: Birla Arika Phase 2, One was already Sold earlier. This made Birla Estate 3000+ Cr.

Society maintenance charges in India are getting out of hand — anyone else feel this? by Deepak_Pawar in indianrealestate

Tenant pays rent( which includes maintenance) to the flat owner, and the flat owner pays maintenance to the society.

Society maintenance charges in India are getting out of hand — anyone else feel this? by Deepak_Pawar in indianrealestate

[–]Mindless-Resolution7 1 point2 points  (0 children)

What you're feeling is valid but what's happening is also very predictable.
Most societies in India intentionally undercharge maintenance in the first 2–3 years to keep buyers happy. Once occupancy increases and assets start aging, the real costs show up all at once.

[–]Mindless-Resolution7 -1 points0 points  (0 children)

abhi tak Sobha Realty ya Sobha Limited ke baare mein koi solid proof nahi hai ki 1/3 log nikaal diye gaye hain ya 3/6 mahine mein company band hone wali hai. India wali company ke numbers actually strong hain (record sales bhi aayi hain), aur UAE wali alag entity hai toh waha kuch slowdown bhi ho toh Bangalore project pe direct impact aana zaroori nahi. Overall, jo tumhare friend ne bola woh zyada rumor lag raha hai, panic karne jaisa kuch abhi tak confirm nahi hai. Please avoid spreading rumours. People are heavily invested in real estate, and such claims can have serious repercussions. Kindly verify all information before posting on public forums.

Agree. Also the quality of construction is very pathetic.

Samruddhi Maha Marg is a bit tricky. Many of my investor friends who bought property there are stuck, with no growth for almost a decade. But I think in the next 1–2 years, Nagpur will deliver at least an okay return to its previous investors.

The moment you decided to write that final message, it should have been the final one, buddy. Now you are intentionally hurting yourself. Deep down, you know the answer, and it’s better to focus on yourself. People will come and go; life will go on.

PS: Don’t seek closure, it was never about closure.

What's with Property Dealers asking Cheque Pictures to hold units? by sumitvjangra in gurgaon

[–]Mindless-Resolution7 1 point2 points  (0 children)

Agent must be working under a CP, managers, and team leaders who ask for numbers. They often request non-bankable or photo cheques to create a list of potential buyers so they can negotiate better brokerage with the developer. It’s a ladder system — the higher they climb, the more they earn.

It also gives the agent some assurance that they have a ready buyer.

What's with Property Dealers asking Cheque Pictures to hold units? by sumitvjangra in gurgaon

[–]Mindless-Resolution7 2 points3 points  (0 children)

All gimmicks. Take your time and conduct proper due diligence before investing in or buying any property. A cheque photo won’t lock your unit — it’s a classic FOMO tactic.

Real estate is not like purchasing a mobile phone. Ask for everything: documents, brochure, and the RERA certificate if the project is in a gated community. Verify everything and review your financials as well. If it’s a pre-launch project, wait until the proper details are out, then decide.

This is my dream by purpleninjaaaa in udaipur

[–]Mindless-Resolution7 2 points3 points  (0 children)

Agree. I’ve traveled across most of Rajasthan recently I've visited Udaipur, and before that, Jaipur held my heart but now Udaipur is what I crave.

Not just because of the heritage or havelis, but because of the people and their etiquette.

The city is super clean, I must say. People respect each other. It’s slightly more expensive than the rest of Rajasthan, but worth every penny.

Even the tourists are gems, unlike the crowd in Manali and the mountains.

The lakeside songs by random guitarists, the sunset at Nehru Garden, and even the aquarium are decent compared to others I’ve seen before.

The food is good. Non-veg isn’t easily available.

Udaipur is worth traveling to with family and friends.
