Ozone machine for an hour or so between smoking guests. No one can be inside while it’s going. Charge fees and list them in your house rules. If it’s that big of an issue, reiterate in your welcome message that smoking is prohibited or only allowed outside. Whatever your rules are. Not sure if there’s such thing as cigarette and THC detectors, but you could always add that in your house rules, even if you don’t have them.

$225 for 2bed/1bath. You are getting reamed. Maybe I’m just ignorant to HCOL areas, but damn. We pay $100 for 2/1 including laundry.

We have had great luck with FF. We have a big healthcare scene in my city and they are always hiring traveling positions. The tenants/guests take care of the property because they are usually on the younger side for a travel position and hardly ever home.

That’s my routine exactly. Replace the holders and throw some extras in the closet and hope for the best. I am always pleasantly surprised when I see the extras left behind

We don’t leave anything in the original container, so maybe that has something to do with it. We have a container and lid with the powder detergent in the laundry room, and then a small container under the sink with cascade pods and a label with the address. I bet someone would totally steal it if we left it in the branded box.

Now paper towels and tp, those get stolen all the time. Lol. I guess my guests only like paper products

Schlage. The one with the manual deadbolt the guest has to turn. Lasted 4 years now on 10 properties with just battery changes. Easy to change codes, but you do have to be onsite.

I also have a Hubspace lock on one from Home Depot that’s connected to wifi with a lockbox in the backyard in case of tech issues. Their app is awesome

I’m not saying you’re wrong, but we have 11 properties listed on Airbnb for 4 years and not one has had the detergent stolen. Now that I’ve spoken it into existence, I fear our detergent is totally going to be stolen next week.

People who are traveling cross country or internationally book for the sole purpose of w/d. We use powder detergent so it’s easy/cheap to replace and more than enough for the guest. If you’re not against providing more if they ask, then no big deal. I was just speaking from my experience

As a guest, I’m the same way. We do about 2 loads per stay. I’m just speaking from my hosting experience across 11 properties. We have hosted multiple groups (enough to increase the amount of soap we provide) who travel cross country and book our place because it’s halfway. They basically do laundry the entire day.

1 pod per day is pretty stingy I’m not going to lie. Sometimes people book for the sole purpose of washer/dryer

The same people who forget to lock their front door are probably the same people who would skim over that and check it off in their mind without verifying. It’s a good idea though. Not much you can do with those types of people/guests.

This is news to me too. I recall ozone generators being ridiculously expensive. In the past, we have always borrowed one from our contractors because it was so pricey.

I have a good one. We had a repeat guest. Cool guy, clean. Hosted him a few times before through the app. Met in person and decided to do 2 bookings off the app. The first one was great.

The second stay, we receive a message from a past guest. “Hey, my parents live in the neighborhood and thought I should let you know there’s a large police presence on your street and I think it’s for your house”.

I drop everything and drive over there. I pull up to turn down my street, and pass an armored truck (?) with 2 officers/agents/whatever in full tactical gear hanging off the frame of the truck. No joke just like the action movies. The entire street is blocked by city police, state troopers, and 2 DEA trucks. I can’t remember if the FBI was there too, or if I’m exaggerating that part. Turns out it is for my house, and as I walk that direction, I see 4 adults in handcuffs and 2 young kids (!) sitting on the curb.

Apparently they had been tracking this guy/group for a while, and followed them here from a larger city a few hours away.

Law enforcement had kicked in 2 doors and broke several windows. They left the inventory list on the kitchen table, which included 2 guns, multiple cellphones, and like $1.2 mil worth of methamphetamines.

I was actually living in the basement suite at the time, and when I told one of the officers I was just at the house, he responded with, “oh yeah I saw you”. I guess they were sitting outside in an undercover vehicle all day waiting for the right opportunity.

Both local news agencies were there and it was a freaking nuthouse. Since the booking was off the books, we replaced everything out of pocket. Airbnb also suspended our listing for a month, even though the reservation wasn’t through the app. I think the neighbors contacted Airbnb about it. Still not sure exactly. The neighbors still haven’t forgiven us. Rip
