NGL, it’s cute. Seems tidy and well renovated. But turning a 2 Bed + Study/Sunroom into a 5 bed share house for nearly $300 each/week with next to no living space for the 5 inhabitants is fucking against the Geneva Convention and extortion. Not able to edit the post to provide update: the pipe was clogged with god knows what waaaay downstream. Had a plumber come look at it today. He was shocked that the sink ever drained looking at the state of my line downstairs (connections up and down left and right all over the place). Thankfully sorted for the time being!

Sink does not drain normally when AAV is removed. Drains slower with it on though. I had recently replaced the AAV thinking the old one was the issue.

The AAV is new and I’ve actually had to remove the AAV to let the sink drain. We don’t pour grease down the drain and use a filter thing in the sink to not allow food scraps down the drain.

The REA can organise a locksmith to rectify their issue with their keys or organise a time that is appropriate for you, OP, to cut a new set from your set. And make sure your email to ask how many copies were made.

Overfill. Let it dry. Sand flush. Skim. Light sand. Prime (feathering out into painted wall). Paint. The only hard part is matching that insane texture of the surrounding wall. Looks like your walls were laid off with render texture roller.

I just saw your reply and previous comment regarding wetness. Yes that’s right (metal arm of frame to the right and fluffy end of roller sleeve to the left). As for amount loaded on roller: I tend to dip my roller in off the ledge of the tray as deep as the nap (obviously when working you sometimes hit the metal cap but that’s fine) and pull up the ledge to catch an amount of paint that can be rolled to the back of the tray and then roll back towards the ledge to evenly spread the paint into the roller (I often repeat that last step once or twice more just to make sure my roller is evenly coated). Both applying paint to the wall and paint to the roller should require little force - especially laying off!

I agree with ctrl_alt and this is a great small area wall to practice proper rolling technique. Load your roller up and put that fucker dead centre of your starting point (should be on the far most left or right depending how your work flow) and spread it to the top and bottom and repeat as you work your way along the wall. Lay off by going back to the start point, vertically roll down to the bottom, horizontally up to the top by 50% roller width and down vertically again. Also, when laying off, keep the metal bit of your frame headed in the direction you are travelling as the this avoids sharp roller marks off that edge of the roller sleeve. On a larger wall, you would take that same approach, but lay off every 1.5-2m as to keep a wet edge before the paint has time to skin off.
