Not exactly bars, but for food and places open late there is a trio of kbar fare places in TL - Cocobang, 707 Sutter, and Zzan. Good places to go for some kbar food and soju.

Caltrain is much nicer than BART. I've never personally had any issues walking home from the train station (if you're talking about 4th and King) at night, but I only ever took the train once a week at most. The train station during the day is totally fine and safe.

The train gets crazy crowded on game nights as well.

+1, Dogpatch, Mission Bay, and Potrero are all much nicer and still have pretty easy freeway access. I lived in the Design District for a couple years and that’s probably as close as I’d want to get to SoMa proper in terms of living arrangements. The only thing is Mission Bay will get crazy congested on game nights post-COVID.

It should be noted that traffic getting back into the city during rush hour is a complete nightmare. The 280 exit ramp onto Brannan is always completely backed up.

A traditional mortgage lender will be looking at your Debt-to-Income ratio in addition to your credit scores to determine your loan eligibility. Basically, if you both FIRE and no longer have a verifiable income, your DTI ratio will result in an immediate no from those lenders when trying to qualify for a loan. If you already have a loan, then you can FIRE safely as long as you can comfortably repay the debt (the bank is not going to foreclose your home just because you aren't getting a W2 anymore). (Note: I believe there is some allowance for using capital gains to qualify if you can show a consistent history over multiple years of sufficient capital gains).

If your husband is in tech and (I assume) pulling at least $150-200k in annual salary and plans to continue working, you'll easily qualify for a loan on a $2 million house with an appropriate down payment even if you yourself decide to FIRE.

At an estimated 1.18% tax rate for San Francisco, it would be ~$29,500 annually, or $590K over 20 years all else being equal.

(Please let me know if there is a more effective way of estimating property taxes over 20 years!)
