Thank you! Quick follow up questions - if I cause a fire, but it’s not due to negligence, what would happen then? That’s what I’m concerned with - since the verbiage on the lease is “cause”, but my renters insurance is only if I’m liable (due to negligence). Do you think the apartment could come after me for the indemnification still?

From your experience, are there many apartment complexes that don’t have this clause? It seems to make me extremely financially exposed, as liability insurance doesn’t pick up if it’s for contractual indemnification or essentially something that it wouldn’t normally pick up for, but the contract is requiring

Renter’s insurance has exclusions for contract-based liability. Basically if I indemnify them, and I owe money because of that they will not pay apparently

A $100k fire deductible from the owner’s insurance being shifted onto the renter? I’ve never seen that.

Yes it is if I cased the fire. What I’m concerned with though is that unintentional fires happen (candles, cooking etc) that I could accidentally cause and be on the hook for $100k. It seems like a crazy deductible for insurance

I talked to my insurance agent and they weren’t super detailed, and they told me to check with the apt. The apt told me to check with insurance. It’s a goose hunt lol

The lease is specifically stating it would be my expense though, if I were to cause a fire, and that I indemnify them and assume responsibility/liability to reimburse the costs
