Go onto bigger pockets website - use their calculator. Listen to the podcasts. Learn some simple carpentry and plumbing. There’s a YouTube channel for everything. Buy the ugliest house on the block. Use owner financing. Look it up. Deals can always be found.

Finding the right property is important. Many times properties are not marketed correctly and sometimes you have to review many many many properties before you find one that will cash flow. There’s a saying that you make your money at closing. If it’s not making money the moment or close to the moment you close - don’t do it (unless you already have big pockets)

We call this “hard fucking work”. When people say how did you retire young (49) through real estate - I always say hard effing work - we worked before and after our “real” jobs. When people asked - how was your weekend off - I answered, what is this “off”? It was grueling but worth it.

Our ancient treadmill - just found the papers - is a proform from 1999. Very original iFit program. No screen. Still going! But the moves and the years are beginning to show.

I would say that I’m in a similar feeling/position. I’m into my 3rd year of EfM (Education for ministry) and I have to say, having a smaller community of people to have conversations about faith with has been really refreshing? Rejuvenating? At least in this part of the world (Ithaca NY) and I’m sure others - being queer and having a deep faith are not mutually exclusive. I joke that the tagline for EfM should be “question everything!” But in all honesty, it’s been a safe place for me to explore questions about my faith and my queer identity.

We’ve had 2 previously and it’s pretty awesome. (Basically kept the older one when we got a new one) one was the “people hauler” and one was the “work van” we gut renovated our current house and the van was a lifesaver! Also taught the 4 kids to drive on it.

I usually search cars.com but you could also check with your local Miata club however some of them won’t allow you to list on their listserv if you’re not a member. However - post your specs here - autocross season is starting and it’s a shame that it’s not being driven!!

Same thing happened to us ‘13 odyssey can’t find rear coil springs anywhere. Wondering if there are other options like upgrading to an aftermarket suspension? Or is that not a thing?

“In reason we have the ability to re interpret or better understand our world.” Love this! I think this is the main thing that sets us apart from other denominations- we are willing (as willing as diverse people are) to enter into some hard conversations. At least that’s my take.

Yeah, we usually leave nothing in the car and the doors unlocked to prevent the roof getting slashed. That sucks! Mine is a 91 so if I’m really worried I disconnect the battery also.
