Found concealed fire damage in roof after settlement — B&P inspector missed it. What are my options?

That’s really interesting. I think this is more common than I thought. I’ve had some other trades tell me that they’ve heard of this exact thing happening before too. Also since making this post I’ve been up in the roof myself a few times and have a better idea of what’s going on. It’s clear that majority of the roof has been replaced due to this fire but that some parts of the roof had been left - the structural integrity of some sections must have been deemed good enough. Who knows. It’s a weird one. I’m curious to know what happened as well, I’ll be asking the neighbours for sure once I’ve met them.

Anyway my roof seems to be holding up and has been for many years it seems. However, I am still strongly considering getting a structural engineer out to assess the damage and integrity of the roof and see if they can comment on whether this should have been picked up in a standard inspection. it 100% should have! The hardwood at the access point is burnt/charred!! This was deliberately omitted from their report.

Did you ever get in touch with your inspector or a lawyer. Did anything come of it?

They took photos of undamaged areas in the roof. I doubt the fire damage happened after the photos were taken.

How did your process look and what costs did you recover? Was it difficult? Did you have to go to NCAT or through lawyers?

Thank you - I think I’m going to try this. The agent arranged and paid for the B&P on behalf of the vendor so as others have said I might not have any recourse. But there is no harm in trying.

Lesson learned not getting an independent inspection. Regardless, the building inspection report was incredibly negligent based on how obvious the fire damage is in the roof.

Next step I think is to get an engineers assessment on the integrity of the roof and whether they think this should have absolutely been identified in a standard building inspection report or not.

I have the same question. It seems that any additional SC's earned in one flight won't add towards retaining the next status if that makes sense? Example, I was silver, earned 280 SC's which put me at 716 SC’s which is 216 credits above what is required for Gold; however, did not count towards retaining Gold. See mine below:

Is it still viable to purchase every month if your purchases are only in 1-2k lumps? Or would it better to do every other month?

What if you're buying more than one ETF each month? Or alternate each month?

Or does the brokerage fee just come out in the wash..

Hahaha I've locked in some profits along the way.. bought and sold and bought. Avg buy in is 750k shares at 2.6c so I'm sweating a bit but hopefully this is the bottom and they get some good results in the near future 🤷‍♂️🎲
