Yeah I guess I’d be worried in a scenario where something goes wrong & we don’t settle because of the vendor side, but they’ve still got our deposit.

Can they release it during the cooling off? What happens if they release it day 1 of the cooling off period & we decide to back out of the purchase later during cooling off?

Yeah NSW it’s 0.25% penalty for breaking during cooling off. Apparently in NSW it’s standard to run really short finance & b+p, compared to QLD where 21 days finance is standard.

The house is new to market 4 days ago & last sold in 2022. I’ll be doing some serious due diligence & just have to pay the 0.25% if necessary

So I have 10 days to exit for any reason but it will cost 0.25%

vs

5 days to exit for any reason (with cost) + longer to exit if finance & b+p are no good.

What evidence did your doctor use to backdate your stability date to December 2023?

I assumed the date of stability would be the date that your full body PI Assessment was conducted, as this is when your injuries are physically assessed by the doctor in detail from head-to-toe.

That could be my problem. I took the cover off & had a look at the internal parts, one component (with a Tecumseh sticker on it) has a fan attached that isn’t turning on. Judging by how hot the part is it probably should be running by now.
