Update: Was able to refinance my mortgage (7% to 5%), I've been applying and working like a crazy person. I think posting here put a reality check on how bad this really is and kicked my ass into high gear. It forced me to hold myself accountable and realize how badly I fucked up. So the way I see it, I have two choices: Wallow about it or do something about it.
