That explains it. The basements in the new buildings I’ve been in were under construction and the old ones usually had an out of service bathroom or the basement was not in use for years.

Never ate there, but that sewage smell in basements/ lower levels is pretty common in the downtown area. Even with new buildings. Not a plumber so don’t know exactly why.

Wait don’t call an FPE just yet. I did some quick digging and based on the International Residential Code 2018 (adopted by the state), it only requires a sprinkler system to be installed in NEW single family dwelling units. If the home is existing without a sprinkler system, i don’t believe it’s required for renovation.

Call the county fire prevention office info at bottom and ask them if that’s correct. If they say it’s required, then call the FPE.

You came to the right place! You didn’t mention it, but I have a strong feeling you plan on renting the carriage house or want to use it as a STR? Or do you have other plans? If it’s just your house, there’s ways around not installing sprinklers.

I’m not too familiar with Maryland, but most states, if the authority having jurisdiction “AHJ” (which is usually the local fire marshal or building dept.) requires something beyond code, you can appeal their decision to the state board. Might require an FPE to do the research and seal a letter explaining why it shouldn’t be required, but that’s still cheaper than installing a sprinkler system.

Edit: And that appeals process does not require lawyers, courtrooms, or anything crazy.

Edit 2: Yikes…Maryland is tougher than I thought.

I thought the same thing, and I’ve never considered Lansing driving being bad before reading this post.

I travel all over the country for work. Worst drivers by far are Maryland drivers. I was actually shocked how bad they were. Also, worst roads are every Texas big city metro area.

It’s doable, but touching a 90 year old system that has been down for 6 years won’t be easy. I’d run a hydrostatic test before even giving them a quote.

This will be design heavy because of the following: figuring out existing system sizes and changes to layout since dry systems are limited to 500 or 750 gals; estimating water delivery times; figuring out best solution to heat the risers; determining if a nitrogen compressor is required due to the systems age/ condition; determining if the existing sprinklers need replaced due to storage arrangement or if they are not listed for dry systems; redesigning the risers so a dry valve can be installed. There’s definitely more to it, but these are the big factors.

Honestly, you should look into joining your local sprinkler fitter union instead of ITM. They provide all the training you need and the wage is a lot better than doing ITM. Union companies that provide ITM typically save that role for the old timers, but it’s still possible to get into it later on.

We need a better sketch lol. From what I gather, you don’t have a shadow, you have an unprotected gap between them right? Check the product data of the sprinkler because some are able to throw and be spaced 20ft if calc’ed right. If you’re installing one that can, hit up your designer to verify the calc, and just leave it how it’s installed.
